Q: I bought a real estate unit more than 3 years ago. The project has been cancelled and at the cancelled real estate project committee in Dubai Courts for more than a year. I don't know how to follow up with them as they are not responding to my calls or emails.

Q: This is the brief of the request I have submitted: I have paid AED 183,000.00 for an apartment in a residential project, in 2 instalments of AED 91,500.00 each. However, the said project was later cancelled by the developer. A refund of the money already paid was promised by the developer but to no avail. The matter was raised to the Dubai Courts, where I pleaded my case against Case No [-----]. Dubai Courts Real Estate Committee have confirmed my name in the list of investors via official email on 08/10/2020. Now the said case has been transferred to Dubai Land Department. I, therefore, plead with the concerned office of your department to please update me with the latest information on the said case, and request for a timely decision and refund of the amount paid by me as an investor for the said cancelled project. I would be highly obliged and grateful for your just advice on the above.

Q: Good evening, I invested 90% in a property in 2006. The initial developer was jailed, and then it was sold on to another developer. When I lived in Dubai, I went to the Land Department many times but got nowhere. The new developer was given a deadline to start, and that kept changing. I am now in the UK and have emailed the land department many times, but they don't reply. Finally, they replied to me on Twitter on 21 December 2021. Their words were: 'We would like to inform you that the project is under transfer to the Cancelled Projects Committee. It is currently under study. Time took: about two months' I'm not sure if 'time took' is just a language error, and they mean that it will take two months. And I don't know what will take two months, to transfer, to cancel or to get a refund? Obviously, the main thing I want to know is how to get my money refunded as it has been 16 years!!!!! But I'd like to know what the process is. I still have the original contract. Thank you

Q: I bought two properties in Dubai in 2007 and 2008 and the full price has been paid. I have registered both the properties with Dubai Land Registry Department. The developer is now not contactable. This Law establishes interim property register in which sale contracts, off-plan sales, and other off-plan legal dispositions of real property are registered prior to inclusion in the property register maintained by Dubai Land Department.

The provisions of this Law supersede articles (2) and (11) of Law No. (13) of 2008 Regulating the Interim Property Register in the Emirate of Dubai.
