Eviction notice for maintenance 6 months ago—can I still request supporting documents?
Dear Lawyers,
I received an official eviction notice six months ago stating that I need to leave the property in 12 months due to "maintenance" reasons. However, I haven't received any supporting documents, such as a maintenance report.
Is it too late to request those documents, or should I still ask for them?
I suspect the landlord wants to evict me in order to re-rent the apartment at a higher price, as there doesn’t seem to be much that needs renovation. If no supporting documents are provided, can I still remain in the apartment?
Additionally, can I file a complaint six months after receiving the eviction notice?

If you are a tenant in Dubai and the situation is as you described, my advice is not to vacate the property unless a court order mandates it.
Let the landlord file a case and prove before the court that the conditions for eviction are met.
According to Law No. 33 of 2008 concerning tenancy in Dubai, landlords must provide valid reasons and necessary documentation, such as a maintenance report, when citing reasons for eviction like renovations or repairs.
If the landlord fails to provide sufficient evidence supporting the eviction, you are entitled to remain in the property until the court rules otherwise.
Furthermore, if the court orders your eviction and it later becomes evident that the landlord has re-rented the apartment at a higher price instead of conducting the supposed maintenance, you can file a claim for compensation against the landlord for misleading or unjust actions.
If he rents the apartment after the eviction, you have the right to demand appropriate compensation.
