The notice period the landlord needs to provide for eviction to renovate a villa

Dear Sir/Madam,

I have a question about rental renewal and would appreciate your response. The landlord did not give us any notice of rent increase or renewal before the 90-day expiration of the contract.

However, I gave the landlord written intent-to-renew notice by email before 60 days of the rental expiration.

They explained on the phone that they would like to renovate the villa and therefore will not be renewing the rental contract.

Can you please confirm what is the minimum notice period that the landlord needs to provide for eviction if they want to renovate the villa?

And can they refuse to renew the contract even though they did not serve the notice 90 days before the expiration of the contract?

If the property is in Dubai, it is 12 months with a report from the municipality.

Dear Questioner,

If they want to evict to renovate the property, they should have given you a 12 months notice that is served by a public notary.

Legally now if you go into a dispute with him, you will be able to renew the contract and he will serve you the notice that should have been served to you from the beginning.

Hi,

The landlord needs to provide you with a minimum of 12 months notary notice to evict you from the property.

To increase the price, he needs to inform you in writing at least 90 days before the expiry of the contract.

They can't refrain from renewing the contract; the contract must go through.

Dear Questioner,

If the property requires renovation or comprehensive maintenance which cannot be executed while the tenant is occupying the property, provided that a technical report attested by Dubai Municipality is to be submitted to this effect, the landlord must notify the tenant with reasons of eviction at least ninety (90) days prior to the expiry date of the tenancy contract.
