Judgment in our favor: Who should we pay—landlord or court?
Hi,
I have had a rental dispute with my landlord about a rent increase. We submitted an offer and deposit, which was approved, but the landlord ignored it and filed a case for eviction, claiming we hadn't paid rent or communicated. The judge ruled on this case saying:
- Eviction rejected.
- Rent increase rejected.
- We are to pay all dues up to the judgment date based on the same conditions as the previous year's contract.
- The landlord is to pay all expenses and fees.
My question is: What are the next steps? Who do we make the rent payment to, the landlord or the court?
Thank you in advance!
Dear Questioner,
You must contact the owner or his legal agent and hand them the checks after signing the new contract, with the owner providing an acknowledgment stating that they have received the amount/checks.

Hello,
Congratulations on winning your case. Your actions were correct, as you legally deposited the rent offer with the RDC.
Regarding your question about the next steps after the judgment in your favor, you should try to communicate with the landlord again to hand over the rent cheques amicably.
If the landlord refuses, you should deposit the amount of each installment in cash with the RDC when it becomes due.
This way, you are on the safe side, whether the landlord decides to appeal the judgment or not.
Dear Questioner,
Here are your next steps following the judgment:
1. Review the Judgment: Understand the court's ruling, especially about payments.
2. Pay Rent: Make rent payments directly to the landlord unless the court says otherwise.
3. Keep Records: Document all communications with the landlord and keep payment receipts.
4. Notify the Landlord: Inform the landlord of your intention to pay based on the court ruling and confirm payment details.
5. Ensure Compliance: Check that the landlord follows the court's order regarding expenses and fees.
6. Get Legal Help if Needed: If issues arise, consider consulting a lawyer.
7. Follow-up: Confirm receipt of payments with the landlord and watch for any further disputes.

Dear Questioner,
Thank you for reaching out and sharing the details of your recent case. I understand how crucial it is to navigate the next steps correctly following a court ruling.
Based on the judgment, it appears that the court has ruled in your favor on several points. As for your question regarding the payment of rent, typically, when the court has issued a judgment like this, the rent payments should continue as per the conditions of the previous year’s contract.
However, since the landlord's claim was dismissed, it’s important to clarify whether the court has provided specific instructions on the payment process.
To ensure that you comply fully with the judgment and avoid any potential complications, I recommend making this payment directly to the landlord unless the court has specifically ordered otherwise.
However, it would be wise to double-check the judgment or any additional court orders regarding payment instructions.
Given the nuances of this situation, it would be beneficial to review the full details of the judgment to ensure that everything is handled properly moving forward.
I’d be happy to assist you with this and provide you with clear guidance on the best course of action.

Looking forward to assisting you further.
