Suggesting new contract and rent after an eviction notice - Is this normal?

Dear Sir/Madam,

My landlord recently gave me a mandatory legal notice for eviction with the intention to sell.

Ideally, I have to move out in a few months, and then one of the secretaries of my landlord mentioned that they want to talk to me in person (not officially in chat or email).

They mentioned that if I'm interested, I can stay with a new contract & new price.

Basically what they're saying is, since they've given me a notice, they want to treat me as a new tenant with a new price instead of sticking to the max 20% limit enforced by RERA for renewals.

He also mentioned that even after this, they would give me a court notice again and a new price. This sounded crazy to me because it feels like a loophole to get rid of this RERA renewal restriction and they plan to kick anyone after a year.

I'm planning to find a new place anyway because I need to secure a house for my family first before fighting wrongful eviction. But what would be my chances here? is this normal?

Dear Questioner,

You have two options, the first is to surrender, as you cannot prove this manipulation, so you must vacate the rented property on the specified date.

If you later find out that the owner did not sell the property and released it, you can sue him for compensation.

The second option is to fight, refuse to vacate, and demand a contract renewal. If the owner files an eviction case, you must prove that he is not serious about selling and that the sale is just manipulation.

You may win the case, or you may lose.

I feel like vacating and finding a place first and then later finding out if the owner kept his word which was mentioned in the eviction notice which was to sell.

I'm assuming if he indeed takes up new tenants, that should be valid proof for me to file a case.

Would greatly appreciate your advice on the best way to do this.

Yes, if the property is re-leased after you vacate it, you have the right to file a compensation lawsuit, and compensation is usually the difference between the old rent and the new rent.

For example, if your current rent is 80,000, and the new rent is 120,000, the judge will rule in your favor for compensation of 40,000 dirhams.

There are no fixed and uniform fees. Fees are determined by agreement between the lawyer and the client.
