Q: I sent my tenant a 12-month eviction notice in November last year. The eviction notice clearly stated I wish to sell the property. It was sent via DHL, not through the notary.
The tenant signed for receipt of it and confirmed receipt of it in an email and confirmed they would move out on November 22. They are now refusing to move out and refusing to pay rent.
Can I open a case with RDC?

I had served a 12-month legal notice to my tenant to vacate my apartment.
He had agreed to leave at the expiry of the contract which is 14 Nov.
But now he is saying that he will not be vacating till his new apartment is ready.
How can I evict him on the due date as I need the apartment for my own use from the 15th?

My tenant is due to move out of my apartment at the end of this month as per the contact dates.
They are now saying that they need an extra week before vacating due to not being able to source movers.
It is my strong belief that they will be subletting for this additional week as this is what they did with the previous owner.
I want them out so I can move in asap. Please what are my options to get this done?

After winning the first instance in RDC, I filed for execution against my tenant, who refuses to pay and vacate the property.
Upon checking the portal, it showed that the writ notice had been given to the tenant, but there is no scheduled hearing, and the Case Activity is listed as "Case Activated."
Will there be any hearing scheduled, and do I need to make additional requests? Also, when will the eviction date be set?
What steps should I take if the tenant continues to refuse to vacate the property?

Q: Dear Sir/Madam,
The tenant didn't pay rent for over 7 months. I filed a case, and finally won; the RDC court verdict is to evict the tenant and for them to pay all rent and legal fees.
I contacted the tenant, who refused to move out or pay. What's the next step? Do I file for execution via RDC, or will it be automatic? How much does it cost, and how long does it take?
The tenant is arrogant and said he will not pay until I proceed with execution from RDC, and then he will ask for a one-year payment plan!
The whole procedure is very unfriendly to the landlord, with the tenant risking nothing while the landlord incurs lawyer fees, interest losses, and significant time and effort.

The tenancy contract renewal was done about 2 months ago, so can the 12-month notice period be outside of the present contract end date?

I joined my new company on February 26, 2025. Upon joining the new company, I asked HR if it was free to join the company, and she said yes.

I want to inquire regarding my leave privileges. I am now 11 months in my company. How many leaves am I privileged to?
Based on Decree-Law No. 33 of 2021 regulating labour relations and its executive regulations, you are entitled to a paid weekly rest for not less than one day, as specified in the work contract or the work regulation.
The Council of Ministers may increase the weekly rest day stipulated in this article. The Decree-Law and its executive regulations also stipulate that you are entitled to an annual leave with full pay as follows:
- Thirty days for each year of your extended service.
- Two days per month in respect of any employee with more than six months and less than one year of service.
- Leave for parts of the last year of your service in case it is terminated before you use your annual leave balance.
Now my question is: do I have 22 days I can use? Can someone explain to me in detail?
