Is the RERA index applicable to hotel apartments?
Dear Sir/Madam,
A landlord looking to increase rent without following the RERA index. What are tenant’s rights?
My landlord notified me on time that he would like to increase the rent significantly. He claims that the RERA index is not applicable as it is a Hotel Apartment (the property type on the title deed is indeed “Hotel Apartment”).
However, I do have a valid Ejari. Does it mean that the RERA index is applicable?
Thank you!
Dear Client,
Thanks for your question! I hope you are doing well. I will definitely assist you in this matter.
The applicability of the RERA rent index to your "hotel apartment" depends on your specific contract and property type.
Consult with the Dubai Rent Committee for guidance.

Dear Respected Customer,
To your knowledge, the landlord has three options for raising your rent or evicting you:
1. If he is a new landlord.
2. If you failed to pay one or two cheques.
3. If you have a fight with your neighbors supported by a police report.
If you do not have any of the issues listed above, we can certainly renew your contract through the courts with the same rent rate.
Please contact our office manager on his mobile phone or WhatsApp as well for assistance.
Dear Questioner,
In a tenancy contract, the landlord could raise the rent only according to the RERA Index.
If he is not ready to accept it, you can check with RDC with your valid Ejari.
If you need to discuss more, we will arrange a legal consultation session to check the possibilities, since you don't have a valid Ejari.
