Dear Questioner,

Please note that you always have an option to file a complaint in RERA. I assume you have the leased property situated in Dubai.

You shall produce the original tenancy contract and cheque copies while filing the same. The court fee would be 3.5% of the rent contracted.

If you need any assistance in filing the matter, please let me know.

Thank you.

Dear Questioner,

Referring to your query for the deposit to get it back, we can issue a legal notice and demand the deposit.

In case the landlord is not responding, we will have to file a case in the Rental Dispute Center for the same.

Dear Questioner,

With reference to your inquiry, kindly be informed that as per the given info, you shall go for 2 ways at once:

1. File a travel ban against the landlord.

2. File an Order on a Petition at RDC to force the Landlord to give you the cheque back.

In case option No. 2 (which is a Court Order) will be rejected, then you shall file a case with the same factual background, at RDC.

Moreover, the Landlord shall prove that there was an Inspection Report mentioning that the unit was free-of-snags or so at the time you started your lease.

Kind regards,

Sherif M. ElKhatib
