Can the landlord evict us to sell without giving a 12 months eviction notice?

We were told by our landlord that he wants to sell his property. Our contract is till 11 December 2023. He said it would be difficult to renew our contract as we wanted to extend.

We then gave him two options either we can try and find an alternative rental and he refunds us or he extends till June 2024. He said preferred we look for an alternative rental ASAP.

This all happened on 3 June, we then looked for an alternative and found that rental prices have gone up considerably and this is not financially viable for us and have gone back to him on 4th June to say this.

He has come back and said he has already signed the contract with a new buyer.

What is our position?

We only offered and were only subject to if we could find an alternative rental. Also, he has sold/signed to sell in less than 72 hours of talks.

Hi

Pursuant to your query, did your landlord give you a 12 months notice to vacate the property?

If yes, then you will have to leave the property by the end of the 12 months period.

No he did not give us a 12 months notice, he only told us his intention to sell on 3 June 2023.

Then in that case, you can refuse to vacate and ask them to renew the contract as they failed to provide the 12 months notary notice to you.

If he still does not renew the tenancy contract, then 10 days before the expiry of the contract, you can visit RDC and ask them to renew your contract at the present terms and conditions of the contract.

He can not evict you unless he has already sold it out.

Since he is the owner, he has the right to sell his property.

Even though on the expiry of the contract, the landlord is obliged to serve a 12-month notice in order to evict the tenant from the property. And he is liable to serve the notice of transfer of ownership.

If this is in Dubai, and no 12-month notice to vacate has been served, you can stay in the apartment and renew the contract.
