Can I evict a tenant who has been served a notice by the previous landlord?
Hello,
We are buying a property that is tenanted. The tenant has been served a legal eviction notice by the current owner in order to sell the house.
If I take ownership before the end of the notice period, can I be asked to serve the tenant another 12-month notice, or does the original notice remain valid?
Additionally, what are my options for increasing the rent upon the transfer of ownership?

Once the ownership is transferred, it is best to serve the tenant with a legal notice to vacate the property, as you have purchased it.
As for the rent increase, check the RERA index for the area you are in. This is assuming you are in Dubai.
However, the legal relationship between you and the tenant will be new, as he is not renewing his contract with you but entering into a new one.
Therefore, there is no legal increase in rent. You can simply offer him the rent price you are willing to charge.
