Does the new property owner have to sign a new contract with the tenant?

Hi,

I'm a new landlord of the property which is already rented.

Kindly advise, do we have to sign a new tenancy contract with the tenant for the remaining period? And who will pay the cost of Ejari?

The old contract remains valid for rent according to your agreement with the seller who will take the cheques for the remaining period.

Dear Questioner,

In the Emirate of Dubai, the term 'landlord' in a tenancy contract includes the 'new owner', therefore not mandatory to sign a new contract.

However, for making any changes in the terms of the current tenancy (such as rental amount, duration, additional terms, etc) you need to provide 90 days' notice before the expiry of the tenancy.

For any eviction, you need to provide 12 months' notice to the tenant

Hi

You don't need to do a new Ejari. You just need to inform the tenant that you are the new landlord and all further communications related to the contract shall be dealt with you.
