أنا مالك جديد لعقار مؤجَّر مسبقًا.
هل يجب عليّ توقيع عقد إيجار جديد مع المستأجر للفترة المتبقية؟ ومن سيدفع تكلفة إيجاري؟
Dear Questioner,
In the Emirate of Dubai, the term 'landlord' in a tenancy contract includes the 'new owner', therefore not mandatory to sign a new contract.
However, for making any changes in the terms of the current tenancy (such as rental amount, duration, additional terms, etc) you need to provide 90 days' notice before the expiry of the tenancy.
For any eviction, you need to provide 12 months' notice to the tenant

You don't need to do a new Ejari. You just need to inform the tenant that you are the new landlord and all further communications related to the contract shall be dealt with you.
