What happens if the property is not sold after evicting the tenant?
Hello,
I am a landlord in Dubai and I wish to send a 12-month legal eviction notice to my tenant for my intention to sell my property after the 12-month eviction notice.
My question is:
If after putting my property on the market for sale I don't manage to sell it and I decide to rent it out again, can my tenant take any legal action against me or ask for any compensation? Will they be entitled to that?

You can submit the notice of eviction but unfortunately, the tenant has the right if you cannot sell the property to request an extension of the rent or return the compensation unless you have proof that you really want to sell it but you did not find a suitable offer.

After the eviction, if you are unable to sell the property, you may not rent the property for a period of two (2) years as per the rules.
If you rent it before the 2-year period, then the tenant may take legal action.

Yes, the tenant has the right to file the case however, if you have proper evidence/documents to show that you put the property for sale and it didn't materialize, the court will consider your side.
