I would like to ask a question.
A few years ago, the United Arab Emirates decided to issue an arrest warrant and have me deported back to the United Arab Emirates.
The case was taken up by the British court system, which stated that due to the fact that the United Arab Emirates has a very bad history and human rights, the British government did not send me back to the United Arab emirates.
Given this fact, does that mean that I can use the United Arab Emirates as a stopover at the airport while on the transit to Pakistan from London?

Q.1 As we know that for a rent cheque bounce after the police case is closed and the civil case is opened, will the judge decide on the amount for instalments in this civil case? Won't he consider what we say how much we can pay?
Q.2 During eviction case, when the rent/lease expires and since the lease is now connected with Tawtheeq which expires as well, will ADDC cut my electricity during this time?
Q.3 My friend has a bank loan of AED 60K approx from a bank here in the UAE and he did not pay for the last 7 or 8 months. This bank has a branch in Pakistan.
If he travels to Pakistan due to an emergency and the bank proceeds with its action, what action(s) will that be? (So far no action from the bank)
Q.4 If he goes to Pakistan, what will be the consequences for an already running civil case of a bank loan default?
Q.5 for a credit card security cheque bounce, can a bank directly file a civil case?

Q: I have a few questions.
Q.1 My friend has a bank loan of AED 60,000 approx from a bank here in the UAE and he did not pay for the last 7or 8 months and the bank is calling for recovery.
They have a law firm here which has a branch in Pakistan and this bank also has a branch in Pakistan.
If my friend travels to Pakistan due to an emergency now and the bank proceeds with its action, what action(s) will that be?
(So far no action from the bank - no case from them)
Q.2 If he goes to Pakistan, what will the consequences be for an already running civil case of a bank loan default with another bank, this bank has no branch in Pakistan?

Can I cancel my house sale contract without extra fees after personal plans changed? 0
Dear Lawyers,
I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August.
Due to personal circumstances changing, we are no longer leaving Dubai and would like to cancel Form F.
The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer's real estate commission and the conveyancing fee.
Our understanding is that the 10% penalty is the only penalty. Which is correct, and what are the next steps to dispute this?
Also, is there any way to dispute the 10% itself under the law due to personal circumstances changing?

Can the landlord evict me from apartment for personal use if he lives in his own property? 0
The owner sent me a notice by email saying that he doesn't want to renew the contract for the purpose of personal use.
He didn't mention what this personal use means. He already has multiple houses for rent and he has his own which he is living in currently.
Is it legal to evict me?

أعمل في شركة في العين مند ثلاث سنوات ونصف "منها سنة وعشرة أشهر إقامة تابعة للشركة" وما تبقى كنت أعمل بالإعارة من شركة أخرى. راتبي في عقد العمل 500 درهم ولكن راتبي الفعلي 2500 درهم.
هل يحق لي المطالبة قانونًا على حسب الراتب الفعلي؟
وهل فترة العمل بالإعارة تدخل ضمن أيام المستحقات؟
علمًا بأنني أستلم راتبي بشكل مباشر بإيصال قبض من الشركة، وراتب العقد (500) أستلمه بنكيًا أو عبر فروع الأنصاري.

New owner in Dubai with no Ejari and previous tenant: What are his rights? 0
Dear Sir/Madam,
I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023.
However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record.
The previous landlord had given the tenant a year's notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate.
Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari?
Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023?
Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. If so, for how long is the remaining period valid, or do I need to issue a new eviction notice of one year?
