Hi, Pursuant to your query and as per the Dubai Real Estate Legislation for any rental increase or change in terms of the tenancy contract, you need to inform the tenant at least 90 days prior to the expiry of the tenancy contract. If the same is not done, the tenancy contract will be renewed at the existing terms and conditions. If you want to sell the apartment, you need to provide a 12months notary notice informing the tenant that he needs to vacate it as you need to sell it. As per law, if you are providing notice for selling, then you can not rent it. If the tenant comes to know that you are not selling it, he might complain in the RDC.

Eviction failed, can I still increase rent?

Q: Dear Sir/Madam, As a landlord, I did not send a rent increase notice 90 days before the contract ended because I had filed for eviction of the tenant on certain grounds and was awaiting a verdict. The court ruled against my plea and allowed the tenant to continue. Will the rent increase notice be valid if I send it immediately after the verdict is passed, which is about 80 days before the contract comes up for renewal?

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal?

I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025. The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business." Could this be considered arbitrary dismissal? Am I entitled to any compensation or benefits from the company as a result of this termination?

Do I need to hire a lawyer if I found I have a marital case against me in the court?

By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing. However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do? I don’t know what the case is about. Should I hire a lawyer or I can attend the hearing by myself? Please do suggest options.
