Can the new landlord ask the tenant to evict the property on a short notice?

Hello,

My tenancy contract is about to expire at the end of March.

My old landlord served an eviction notice with multiple eviction reasons (sell/move/renovate) at the time of renewal. 6 months later he sold the house to my new landlord.

My new landlord wants me to get out so he can rent it at higher rates (80%+) and asked me to leave (Verbally).

What can I do?

Is the eviction notice still valid?

Dear A.,

The new landlord shouldn't give a new 1-year eviction notice, but as per the law, the new landlord has no right to ask you to leave the premises before the end of your agreement.

But if the previous landlord didn't serve you the eviction notice through the notary public or by registered mail, then his eviction notice is not valid and you may continue to reside till you receive a proper eviction notice through notary public or registered mail from the new landlord.

The increase as per RERA rules can't be more than 20% if it's way below the market price.
