هل يمكن للمالك الجديد أن يطلب من المستأجر إخلاء العقار في غضون مهلة قصيرة؟

مرحبًا،

عقد الإيجار الخاص بي على ينتهي في نهاية شهر مارس.

أرسل المالك القديم إشعارًا بالإخلاء لأسباب متعددة للإخلاء (البيع/النقل/التجديد) في وقت التجديد. وبعد 6 أشهر باع المنزل لمالك العقار الجديد.

يريد مني مالك العقار الجديد أن أخرج حتى يتمكن من تأجيره بسعر أعلى (+80%) وطلب مني المغادرة (شفهيًا).

ماذا يمكنني أن أفعل؟

هل لا يزال إشعار الإخلاء ساري المفعول؟

Dear A.,

The new landlord shouldn't give a new 1-year eviction notice, but as per the law, the new landlord has no right to ask you to leave the premises before the end of your agreement.

But if the previous landlord didn't serve you the eviction notice through the notary public or by registered mail, then his eviction notice is not valid and you may continue to reside till you receive a proper eviction notice through notary public or registered mail from the new landlord.

The increase as per RERA rules can't be more than 20% if it's way below the market price.
