Q: Dear sir/madam,
I was not aware of the 90 days prior information to be provided to the landlord and neither the agency told me about it while signing the contract.
It is nowhere mentioned on the contract that I should notify 90 days prior to the end of the contract term. I did inform them 26 days before vacating and then the agency told me that I should have informed them 90 days prior and now there will be a penalty.
I feel cheated through the lack of information provided. What to do in this case?

Increasing the rent without referring to RERA rent calculator

Q: Dear sir/madam,
My current rent is 140k for 3 BHK. Now is the time for the first renewal.
My landlord has increased rent to 170k, whereas as per the RERA rent calculator, the rent of similar units in the areas is up to 110k.
Please advise if the increase is legal!

"This contract is non-renewable".
Kindly clarify on the enforceability of this clause in the tenancy agreement if we are forced to sign this as a tenant. Further, we would like to know if this clause can be challenged if the landlord file for eviction at RERA.

Can I renew my lease despite the agency adding an eviction clause without my consent?

Q: Hi,
The real estate agency that leased me the apartment included: "Tenant confirmed that they will vacate the property after the end of the contract" under additional terms in my Ejari without consulting me.
They wanted me to vacate last year or increase the rent way above the RERA recommended increase.
Can I renew my tenancy contract as per RERA guidelines this year?
I haven't received any DLD or other notice from my landlord.

Q: Dear Lawyers,
My tenancy contract contains a 1-year non-renewable term. I understand that even if this is written in the contract, it is not legally binding and they must still follow the proper procedure.
If they don't make contact within the 90-day period, are we entitled to stay in the apartment because they missed the threshold?

Is a non-renewable rental contract clause enforceable under UAE law?

Q: Dear Lawyers,
While signing a rental renewal contract, the following clause is added:
"This contract is a non-renewable contract, and the tenant agrees to vacate the premises at the end of the tenancy contract. He acknowledges that he has no right to file or claim in the future any lawsuit or compensation claim against the owner regarding this property, including what’s in it."
The tenant signs the contract. My questions are:
Q1. Is it legally enforceable within the UAE legal system, as it basically contradicts the basic rights of residents and tenants in the UAE? "No one has the right to prevent another person from resorting to the judiciary."
Q2. This was used as a pressure instrument by the landlord as a condition of renewal after serving an eviction notice. This is all documented over emails.
Q3. Can I sue the landlord for using the pressure tactic of serving me an eviction notice, pressing me for a rental increase, and making me sign this clause? All communications are documented.

Can I file a case against a friend for privacy breach if he claimed I scolded him for his act? 0
On Jan 2, 2025, one of my close friends did a privacy breach and recorded me and my van in some specific place.
On Feb 5, when I called and asked him why he did this to me, he went and gave a complaint that I scolded him and threatened him.
The same case was later closed by the PP when we negotiated outside the station and apologized.
At this juncture, can I file a privacy breach case against him, which happened on Jan 2, 2025, and on Feb 5 I scolded him only for the privacy breach that happened on Jan 2?

Canceling my MoU and getting my deposit back due to a low bank valuation and overpriced property 0
Hi,
I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.
I need help urgently.
