My name is P.
I have a question for you, hoping a better clarification from you. I am working in the UAE and I have taken a loan of AED 150,000 from a bank.
Till date, I have paid my monthly dues without fail. I am planning to change my job outside the UAE.
What are the steps that I should follow?
Is it possible for me to pay my loan amount in the UAE while staying outside the UAE?
Kindly advice.

Q: Dear Madam,
Please advise me, I have a credit card and I used up to AED 50000 for the last three years. I was paying monthly the minimum instalment.
But now for the last 5 months, my salary is delayed so I did not pay the instalments.
Please advise what action can the bank take and what do I do to solve that action.

Q: I have a debt of around 10K on two credit cards and currently live in the UAE on which I have never missed a single payment and have always paid in full.
I have a much better job offer in Qatar which I want to take. I would like to take up the Qatar offer and pay the debt from Qatar.

Q: I have a working visa in the UAE and I have a personal loan and a credit card with a bank (current account as a salaried employee).
I am planning to leave the UAE for personal reasons but I am planning to repay the debts (I will also have business trips back to the UAE).
My question is - once my visa is canceled will I have issues exiting the country due to unpaid loans?
I do not have overdue payments and always pay on time.

Q: Hello
I am N, I was living in the UAE at the time I took a personal loan. I was paying back the installments all on time until I lost my job. I was searching for a job but had no luck and I was not able to get any job in the UAE.
After a few months, I got an offer from Bahrain and I moved to Bahrain. I took this opportunity because I have had no job for a few months. It's hard to run my daily life and the salary which I currently earn is not matching my last job.
I was trying to contact the bank to know if they can help me, but unfortunately, they are not helping to get the solution. Instead, they have handed over this to the agency and they keep calling me for the payment.
Even with the agency, I am trying to request the same if they can help me but no use again.
They keep saying they will take legal action and they will impose a travel ban on me which I really not impressed with when am ready to pay if they really help to reduce the monthly installments.
Please kindly help me with your advice.

Q: I took a loan from a bank in Dubai, UAE, and I am paying my EMI on time. I'm planning now to move to Australia with my spouse and child and can clear my immigration by canceling my visa.
Will be stopped at immigration for not clearing all my loan amount if I repay my loan from Australia?

Hi,
I am employed in Abu Dhabi. My employer owes me 2.5 months of salary as he didn't pay me on time. I have a job offer from another employer wherein I have to join immediately.
They will apply for my new visa. If I request to cancel my current visa and get a new visa from the new employer, can I still sue my previous employer after 1 or 2 months?
Could you please tell me my options in this?
I have to obtain a new visa from the employer and some international travel requirements are there in my employment.

Request to extend rent for a few days and landlord's right to charge me for that 0
Hello,
I had provided 90 days' notice of tenancy cancellation to my landlord and he acknowledged the same.
As per this, I am supposed to vacate the villa on 20 July. I now need to extend my stay for 4 additional days (21 - 24th July), due to unforeseen circumstances.
What is the rule in this regard? Can a tenant request for the same and is the landlord obliged to agree?
Or can he charge me for the 4 extra days on a pro-rata basis?
For your info, I have been a tenant at this villa for 8 years.

Is the tenant obliged to extend tenancy for one month to meet the notice requirement? 0
In my tenancy contract I have this clause:
"If the tenant intends to vacate or renew the tenancy on the expiry date, he/she agrees to give the landlord at least ninety (90) days written notice.
a) Renewal should be signed and the rental cheque has to be paid 1 month before expiry, otherwise, the landlord has the right to find a new tenant."
I gave the landlord notice 60 days prior to the expiry date. Now he is asking for a penalty of one month from me or extending the contract for 1 month with an additional one-month payment.
However, in the clause, I don't see any reference to such a penalty. The only written sub-clause is that renewal should be signed one month before expiry, otherwise, he can find another tenant.
I want to leave the last day of the contract, therefore I don't have any issue with him finding another tenant afterwards.
Based on the above, is he eligible to get a penalty?

Can the landlord disconnect property utilities in case of defaulting on rent? 0
My contract is expiring at the end of this month. The Lessor of the property management has notified me to pay the pending amount of my rental dues by the 15th of July. Failing in which they will disconnect my utilities.
I have delayed my payments but I have somehow covered my monthly rentals. I am still due to pay some amount to them. Previously when this situation occurred, they have disconnected my utilities.
Can anyone suggest to me whether this is legal to disconnect utilities?

A judgement of jail and fine in Ajman court and possibility to remove the jail sentence 0
I have a police case in Ajman court. The judgment is AED 1100 fine and 1-month jail.
I paid the fine but I did not go to court and surrender to 1-month jail.
Now my visit visa is expired and I cannot extend it. I want to go to my country.
Any options that I have without going to jail for 1 month?

Can the new owner of an apartment increase my rent if it is against RERA Index? 0

I'm a tenant of an apartment and a new owner has purchased the apartment. I would like to know:
1. Should I revise the Ejari by canceling the previous one and applying for a new one?
2. My current rent is 35% less than the current market value. Can the new owner change the rent as per the market value, or he still has to follow the RERA Index calculator for a new contract?

I'm staying in JLT in a house with a rent of AED 140,000 per year. The lease starts on 1st Sep '23 and expires on 31st Aug '24.
The landlord sent me a legal notice from the Dubai Courts in mid-Sep '23, giving me 1-year notice to vacate the house as he plans to sell the house. The notice was received by me through email from the court.
He claims the email notice sent by the court is not valid till I receive it by courier via Aramex for my physical signature. Can you please confirm if this is true?
The landlord is now ready to let me stay in this house for two more years. He has proposed that we maintain the existing lease agreement and Ejari. However, I should pay him AED 14,000 in cash (10% increment).
We will sign a separate paper document wherein we will agree that I will further rent increase of 10% (10% on (140,000+14,000)) on 1st Sep'24 when my current lease expires.
Should I insist on making a fresh written contract with the higher rent (140,000+14,000=154,000)?

I have signed Form F and got the mortgage but the seller is in breach. What to do? 0
Hi
I have signed the MOU Form F since July 2023 and we prepared all the papers and the loan from my end on 23/8/2023.
When I went to DLD for the transfer, the seller had registration issues and asked for some papers to be provided as the property is under the company not an individual.
Since that time, we have kept renewing the MOU every month in the hope of finalizing but I am not seeing any progress.
So I am asking about legal action as I already got a bank mortgage and started paying as well but not seeing any progress from the seller.
So I need to ask the following:
1. If my MOU expired on 20.11.2023, can I file a complaint on 20 or after a couple of days like 23?
2. What will happen in terms of 10%? Will it be returned and what about the fees paid to the bank like mortgage fees, evaluation, and cancellation of loan? Will the EMI payment be compensated by the seller?
3. What is your advice?
