How to evict a tenant from an apartment while being outside the UAE?

Q: Good day,
I am an owner of a property in Dubai. I have rented my apartment to a vacation homes' company which in turn are sub-leasing it to their clients.
The original agreed payment method was monthly for the first 3 months and afterward, 3 post-dated cheques, one of the cheques become due on 3rd November. When I tried to cash it, it was returned.
I have then communicated with the tenant (company owner) who asked me to allow him to pay again monthly for 3 more months.
The first installment to be due on 14 Nov by wire transfer, he did not pay on time and I had to call him many times and chase him until he finally agreed to provide 3 cheques for Nov, Dec, Jan.
When I tried to cash the first cheque, it again got returned due to insufficient funds.
My question is, how can I proceed further to evict them from my apartment? I have sent them an email notification that they are in breach of contract.
I must mention that I am not a UAE resident at the moment and live outside the UAE.
Appreciate any advice!

تأخرت عن سداد قيمة الشيك لمدة ثلاثة أشهر. أُرسل لي إخطار عدلي وبعدها رُفعت دعوى. أرسلت للمالك أنني مستعد الآن لدفع قيمه الشيك المرتجع ولكنه لم يتجاوب معي وأخبرني أنه يجب أن أخلي المكان فورًا وأدفع باقي المبلغ كاملاً مع قيمة الضرر الذي لحق به مع رسوم الدعوى.
هل سيحكم قاضي فض المنازعات ضدي وأنا مستعد للدفع؟

A tenant does not pay rent and sublets the property. How can I evict him?

Q: Greetings,
I have a tenant who has not paid his rent for over 1 year. He promises to pay but nothing happens and his checks bounce every time.
I have also received warnings from building management that he is subletting the apartment without my knowledge or approval.
He has promised to move out, but he hasn't done that either. What can I do the fastest to get him out of the premises?
I live in Sweden so I have a property manager but he has also stopped answering my messages and phone calls since 2 months ago.

What if the landlord does not collect rent and later files for immediate eviction?

Q: Hello,
My landlord is not agreeing to meet to pick up the checks for the rental unit I am living in, and he is also not confirming any other alternative way of payment. I know he wants to send an eviction notice to me in the future.
Can he use the above against me? How can I make sure that he cannot claim that I am not paying, as he is the one who is not agreeing to meet?
I have sent him three reminders already. Would appreciate your recommendation on this.

Landlord's non-acceptance of rent for 8 months. Can I face eviction?

Q: Dear Sir/Madam,
Rental Dispute - The management agency in my current apartment building has issued a verbal notice via a telephone call to all residents (in January 2024), asking to vacate the premises by 25 February 2024 citing that they're planning a major renovation to the entire building.
My contract had expired in June 2023. Despite multiple follow-ups (over email, I had told them I wanted to renew starting March 2023), they never responded to emails and delayed the renewal.
I had come to know that there was an ongoing inheritance battle between the owner's family which may have been the cause of delay.
Please advise on the below:
1. As I have not paid any rent since June 2023 as they never accepted the cheques, can they issue an eviction notice based on non-payment of rent?
2. Would I have any legal recourse to fight this notice?
3. What is the overall timeline/expense for such rental dispute cases to be resolved?
4. Are there any other legal actions that they can take against me?

The arising rental disputes are referred to Rental Disputes Settlement Centre (“RDSC”) created by Decree No. 26 of 2013 to reconcile between the parties and reach an amicable settlement or seek a final judgment issued and enforced by the RDSC.

Unauthorized Access: The company is accessing her AECB report without her consent. She has never given permission for them to retrieve or view her personal financial information.

I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do? 0
I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property.
Prior to this, he attempted to impose a rent increase that was not compliant with RERA regulations, which I refused to accept. He then served me with an official Dubai Court eviction notice, citing the need to take back the property for sale.
Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale.
This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell.
Do I have a valid case for wrongful eviction against my landlord?
Also, under Dubai law, does transferring ownership as a "Gift" hold the same legal grounds as selling in justifying eviction?

I'm an Irish citizen and a resident of the United Kingdom. I got investment fraud in Dubai. I invested money into a business with a Pakistani national guy in March 2024 via bank transfer into his business account.
Now he's giving back the money which I invested in business after 9 months. He's preparing a letter from a local lawyer to kick me out of the business. I do not have any other option than to take out at least my money.
But it's unfair to me that he used my money in business and took all the advantage.
Some people say to me that if you claim money or take legal action against him, it will take too much time and I need to travel to Dubai to appear in court because it is a civil matter. But I'm not a resident.
How can I follow the civil case there?
That's why my partner knows that I can not do anything and this case keeps running long time and in the end nothing happens. But I'm thinking that I will submit a complaint through my embassy and I also have a solicitor in the United Kingdom.

I need help!
A year ago, my previous employer filed a complaint at the police station accusing me of abuse. He did this because I had taken him to the labor court for not paying my salary.
The labor court case was resolved, and I received my salary. However, the police complaint is still pending. Initially, the police took my statement and informed me to wait for a court summons.
It has now been a year, and I have not received any summons. The case is still under police investigation. They have also informed me that there is a travel ban against me.
How can I remove this case from the police station?
