Q: How can one check if there is a ban or abscondment in Dubai if not in Dubai?
Son had to leave and couldn't get visa cancelled, as he had to leave urgently due to medical reasons.
Checked online and residency visa is still active till next year but doesn't want to arrive in Dubai to be fined or arrested.
He has been out of Dubai for more than 6 months and wishes to re-enter in Sept. for a visit. He is a British Passport holder.

Entering Dubai again after leaving without cancellation of visa
1
Q: Hi there,
I used to work in Dubai and left with the view to go back but moved to London instead. I still had a credit card in Dubai, but I have since paid this off and the case has been closed. I didn't cancel my visa but it has expired.
I would like to visit Dubai for a holiday and I was wondering if I still need to cancel my residency visa before returning? Am I able to do this from the UK? My old employer hasn't taken any action against me.
Thanks in advance
Karen

Status check after leaving the UAE without visa cancellation
2
Q: Good day Sir,
Hope is well with you.
I would like to ask if Etisalat mobile company could make a travel ban on me.
Even if I already fully paid for my last payment before I went home, and no longer using the Etisalat data sim card, I just forgot to cut it off before I went home.
I still have the plan to come back to the UAE and pay the remaining debt of my Etisalat data, but I am worried because maybe they will stop me in Dubai immigration if they've already put a travel ban on me.
I hope you can help me to enlighten my mind.
Please respond.
Thank you.

Re-entering the UAE after leaving without visa cancellation
4
Q: I left the UAE in 2013. My visa expired in 2014, but I did not cancel it specifically. The visa was issued by the Hamriyah Free Zone, Sharjah.
I've not been back to the UAE, but I need to go back and I've heard there may be complications because I did not cancel my visa properly.
To cancel the visa properly (three years late!), is it likely that I will be charged a fine and if so, how much?

Inspection for immigration ban after absconding
15
Q: Hello.
Can I ask a question?
How to know if my friend has an immigration ban because of running away from her last employer?
She is a DH worker. She ran away when her Emirates ID was on process and I don't know how to help her now.
What happens if her Sim Card is registered on my name? Will I get involved also or not?
Thank you

Clearing father's 2005 cheque cases - cost and possibility
1
Q: Hi,
My father has a few court cases due to bounced cheques in 2005. He left the UAE before the cheques bounced, which were worth approximately AED 42,000, AED 954,000, and AED 138,000.
His brother was managing the business, which caused cash flow problems, resulting in the cheques bouncing in Abu Dhabi.
Before this incident, he had lived in the UAE for more than 30 years without any problems.
I want to find out if it is possible to clear these cases and, if so, what would be the expected cost.

Worker visa application is rejected due to absconding. What to do now?

3
Q: Dear Sir/Madam,
Two months ago, I had a visitor visa for Sharjah. Two weeks before my visa expired, I found a job. However, the employer took time to change my visa, submitting the application for a worker visa the day after my visitor visa expired.
Unfortunately, the application was rejected on grounds of absconding. Now, I have overstayed for three days. What can I do now?

View allHow can I vacate my tenant if the rental agreement ends before the eviction notice deadline? 0
My Dubai tenant's rental agreement is ending by the end of September 2024 and the completion of 12 months of legally served Eviction Notice is the end of December 2024.
I have two questions:
(a) Can I send a rent increase notice 3 months before as the rent has increased as per the RERA rent calculator?
(b) The second question is, do I have to renew the rental agreement for 3 months (until December 2024) or not?
Thank you.

How can I reach a settlement with the bank for a mortgage of a jointly owned property? 0
I have a jointly owned property in Abu Dhabi. The mortgage was defaulted on as I had to leave the property with my children following an assault by my ex-husband. He left the country in 2018 and never paid the mortgage.
As I was in the country, the bank filed a criminal case against me, and I was sentenced to 3 years. I won the appeal against the bank and then filed another criminal case a few months later in Dubai. Again, I won and paid a fine.
In 2019, the bank started a civil case against me and my ex-husband to have the property repossessed. However, at the time of the purchase of the property, there were no Title Deeds, the bank requires this.
I cannot give them the Title Deeds to sell the property and pay back the amount owed to them as my ex-husband refuses to provide a POA. The bank has filed another criminal case against me only for our jointly owned property.
I wish to resolve this and pay off the bank and receive any money left from the sale. How can I resolve this issue of the Title Deeds?

Can a real estate agency hold a percentage of a property sale until transfer is done? 0
A real estate agency has signed an MOU stating that a 10% security deposit from the buyer and the seller will be kept in the real estate agency and will be released upon transferring the property.
The transfer of the property was blocked due to the court order.
According to my colleagues, the real estate agency is not a trustee and they are not allowed to have taken my security check in the first place, is this correct?
