Q: Good morning,
I am looking to possibly hire a lawyer for a number of tasks. I live in Saudi Arabia but my husband wants to give me POA for his apartment in Dubai as we need to complete registration papers for same.
Also, we need to draw up wills to pass on our properties in Dubai to our kids. Oh, I am Irish and my husband is Saudi, also I am seeking advice re rental contract for my tenant, if possible obtaining 6 months only.
We plan to move to Dubai summer 2018. How do I obtain Residence visa as a home owner? I believe our kids can stay there without visa as per GCC.
Sorry for all this, that is why I think we need to hire services as opposed to advice.

Refund of DLD registration fees in case of cancellation of SPA

Q: I bought an off-plan property. After completion, I found out that the property didn't correspond of what I have signed in the SPA. I withdrew from the contract. The legal consultant of the company claims that I'm not entitled to have back my 4% which I have paid to DLD.
As I never became in possession of my property I am wondering if I can claim back my 4% which I have already paid due to the fact that the property under my name needs to be deregistered?

Sale of a property and completing the transactions of transfer

Q: Can the following transaction(s) be done amongst the buyer/seller through the developer and Dubai Land Department in ONE ( 1 ) DAY?
1- Balance payment paid to the developer against the property.
2- NOC charges paid to the developer for property registration in Dubai Land Department.
3- PoA sold the same property to a new buyer on the same date.
4- Developer issued property registration letter to Dubai Land Department in favour of the new buyer.
5- New buyer paid Oqood, ERES, property registration charges on the same date.
6- Intial contract of sale issued to the new buyer by Dubai Land Department on the same date.
7- Transfer of ownership of the same property done by Dubai Land Department from legal heirs of the deceased to the new buyer on the same date.
8- Property Registration Letter of depicting that the deceased legal heirs sold it on the same date.
9- Passport of the Attorney was expired ( so how come these transactions can be honored legally as per Dubai real estate laws )?

This Law sets the rules and procedures for registration of real property in Dubai. The right to own real property in Dubai is restricted to UAE and GCC nationals, to companies fully owned by these and to public joint stock companies. Freehold ownership by non-UAE nationals may be approved by the Ruler in certain areas.

The rights of a Jafza employee in case of termination during the probation period 0
A Jafza employee is on probation and has not completed his notice period. He is asked to leave without completion of the probation period.
The offer letter specifies that either party may leave on a single-day notice. To support the employee as per Jafza rules, will the employee qualify for any notice period pay + claim on leave credit?
The employee will not have any job in hand, in this case, how does the Jafza law protect the employee?

Travel ban and arrest warrant check before returning to the UAE 0
Good afternoon,
I need a legal advice:
I have an unsettled bank debt in the UAE. I have lost my job in 2017 and I was not able to pay my instalments.
After discussing with the bank, the bank agreed not to initiate any legal action against my liabilities, in order to return to the UAE to search for a job.
I got a police clearance certifying that I’m of good conduct.
My question is :
Does this clearance guarantee that there is no arrest warrant /travel ban against me?
Note: it is mentioned on the clearance: "the department is not responsible for legal rights of others".
What does it mean?
