The landlord has not returned my security deposit worth AED 5000. I filed a case and have judicial announcements that the landlord should return deposit+expenses. But still no response. The landlord is out of the UAE and his property is handled by the agent. Not sure how to get my money back while I followed all procedures, even filed an execution case but no response. While I keep paying to follow up on the case, the property is rented out to the next tenant and earning money. I feel like this system is created like this on purpose.

Hi there Michael, I am a 24% shareholder in an LLC wherein the other shareholders are our local partner with 51% shares and the partner who is listed as manager on the trade license with 25% shares. The manager has absconded leaving behind unpaid VAT and other debts that are well over 30 days due (up to a year). No proceedings by creditors have been filed against the company and the MOA contains a general POA in favor of the Manager. I would like to wind down the company without going through bankruptcy procedures. My understanding is that the listed manager of an LLC is personally liable for the Company's debts. I need advice about the procedures required to wind down the company. I do not wish to go through bankruptcy procedures as the finances and management of the company were being handled by the manager. I am just the creative director of the LLC. Please advise as soon as possible.

Good afternoon, I’m a doctor who lives and works in the UAE. I have a current personal loan which I’m paying it regularly but I have a better offer to move and work in the UK. Is there a way to contact the bank and reschedule my loan payments and pay them from the UK? Obviously, this will need more scheduled payment years as my salary in the UK will be less than the UAE. To make it clear, instead of paying my loan in 4 years as here in the UAE, can I schedule it to 8 years? Thanks!

We have received an email from the Dubai Government Authority stating that the Original Bank guarantee has been misplaced, along with the reason that, due to the COVID period, many staff were working remotely at home, and the Dubai Government Authority has sent NOC for the release of the bank guarantee stating that" “Kindly release the bank guarantee No..... as the supplier has fulfilled the condition of the contract without any claim.” Further, the applicant has provided an undertaking cum indemnity to cancel the bank guarantee and release the underlying cash margin. So in the above case, the applicant has given the undertaking cum indemnity and beneficiary also confirmed by email that they have lost the guarantee so in such case. What further action does the bank need to take? Being the government authority, the bank may get less support in terms of documentation, so please advise.

The customer came to the business location, the team was ready to provide the experience as per her booking. The customer started to shout loudly, claiming that she was expecting a private experience. She refused to do the experience and left. Then she started calling the Management claiming a refund. The Management explained that as per the T&Cs, experiences booked online are public. The Management offered as a goodwill gesture to refund the customer after deducting the cost of preparations that were paid by the business to set up the experience. The customer refused. The customer used her Instagram account and as an influencer + Google review to launch a campaign against the business reputation, inciting her audience/people not to use the business services. She used signs of alert/warnings. Is there a law that punishes such public incitement in the UAE?

Good day, I am a landlord, and my tenant filed a case with the RDC. The verdict was in his favor, and I am to pay the financial claim, which is the fees and expenses of the case. The tenant asked for a specific amount, which is higher than the official receipt that the RDC provided. So, I have paid that exact amount directly to the tenant. Naturally, the tenant asked for more. May I ask for guidance regarding the procedure? It has not been 15 days since the verdict, so I have been told by the RDC that the case is not final, and I must wait for the execution file to determine the exact amount. While I am happy to wait for that, my tenant has been threatening to open an execution file if I do not pay before the 15th day. She mentioned a travel ban as well. I feel lost and uncomfortable with the situation. Please help me understand the procedure.

I am a manager in a UAE company, I have served 2 years on an unlimited contract. I have been instructed I am on unpaid leave for a 3-month period in light of the current situation. The company is asking me to sign an annexe to my contract that I accept this unpaid leave period. If I do accept, can I still resign during this 3-month unpaid leave period if I get another job?

I should have my final settlement on May 9 as my last day of work will be May 2nd. The company offered me to pay me in 2 payments. A bank transfer was made in the 1st week of May and the second 50% in the 1st week of June by giving me a post-dated cheque. The issue is I didn't plan to stay 1 more month as I should leave the country. 1- Is this legal to offer this kind of payment? Hi, I need some guidance regarding a property transaction that is not progressing as expected. My broker initiated a manual Memorandum of Understanding (MOU) between me (the Buyer) and the Seller, with an expiry date of 01/02/2025. Within this period, I successfully arranged the bank mortgage, property evaluation, and NOC. However, the broker started giving excuses, such as the seller being hospitalized. Later, the broker attempted to arrange a Power of Attorney (POA). However, after that, they started ignoring my messages and calls. It now seems like they no longer intend to proceed with me, and the MOU has already expired. Meanwhile, my bank EMI has already started, and I have paid two monthly installments. The broker is still unresponsive. I have raised multiple complaints through DLD RVS against the broker, but the response has been very slow and unsatisfactory. I’m feeling stuck and financially burdened. Please advise
