Q: Hello, this morning I went to a park with my three dogs and let two off the leash.
My dogs ran barking towards a jogger, who got scared and ran towards me. After that, he called the police and took a picture of me and my car. The picture of me, he deleted then directly. Afterwards, I left with my dogs.
What could happen in this case? Is he able to do anything to me with the police?
What if my dog bites someone? What are the possible consequences?
In my tenancy contract, nothing is mentioned regarding pets, but my landlord approved my dogs. If my neighbour complains about barking, is there anything which could happen?
What is required to hold someone liable for verbal sexual harassment if nothing has been recorded or no witness was there?

Parents liability for the actions of their minor children

Q: I am staying in a building in Al Nahdha, Dubai. The front glass door was broke 3 days back.
According to the building owner and security, my son was standing near the door and it happened because of him.
They say that I have to pay for the damages or they will refer it to the court.
My son is 6 years old, and I would like to know if I am liable to pay the cost of the damages.

Right action against nuisance cause by noisy neighbours

Q: Hi,
It's been 3 months that I moved to this apartment. But the neighbours are noisy that I feel the ceiling will collapse.
I complained to the security, to the real estate agency and I even called the police. Nothing changed!
I asked the agency to change the flat for me or to fine the neighbours; they completely stopped replying to my calls or emails.
What can I do?
Please, I’m desperate.

Dealing with inconvenience caused by neighbors in their flat

Q: We are very disturbed by the flat above us. The flat was renovated a few months ago, installed new hard tiles, and flipped it into a business. We barely sleep at night due to footsteps and chair drags.
The building management refused to cooperate. The owner refused to cooperate, and Dubai Municipality refused to help. The Police said it’s not their business.
What are my options? I want to take it to the next level and file a lawsuit.

Leaking ceiling from negligent neighbor: Legal options and seeking resolution

Q: Hi,
Hope you can guide me!
We have a leaking ceiling in our apartment due to our neighbor above us who has failed to make proper repairs.
The ceiling is badly damaged, and the representative of the accused party does not want to commit to bearing the expenses for the repairs.
What legal action can we take?
They keep ignoring us, and Nakheel is not mediating our complaint.
What authority should we approach for this kind of dispute?
Also, how can I compel the representative to disclose their landlord's contact information so that we may forward our complaint to them?
Please assist us!

I have two questions:
(a) Can I send a rent increase notice 3 months before as the rent has increased as per the RERA rent calculator?
(b) The second question is, do I have to renew the rental agreement for 3 months (until December 2024) or not?

How can I reach a settlement with the bank for a mortgage of a jointly owned property? 0
I have a jointly owned property in Abu Dhabi. The mortgage was defaulted on as I had to leave the property with my children following an assault by my ex-husband. He left the country in 2018 and never paid the mortgage.
As I was in the country, the bank filed a criminal case against me, and I was sentenced to 3 years. I won the appeal against the bank and then filed another criminal case a few months later in Dubai. Again, I won and paid a fine.
In 2019, the bank started a civil case against me and my ex-husband to have the property repossessed. However, at the time of the purchase of the property, there were no Title Deeds, the bank requires this.
I cannot give them the Title Deeds to sell the property and pay back the amount owed to them as my ex-husband refuses to provide a POA. The bank has filed another criminal case against me only for our jointly owned property.
I wish to resolve this and pay off the bank and receive any money left from the sale. How can I resolve this issue of the Title Deeds?

Can a real estate agency hold a percentage of a property sale until transfer is done? 0
A real estate agency has signed an MOU stating that a 10% security deposit from the buyer and the seller will be kept in the real estate agency and will be released upon transferring the property.
The transfer of the property was blocked due to the court order.
According to my colleagues, the real estate agency is not a trustee and they are not allowed to have taken my security check in the first place, is this correct?
