Right of the tenant to reduce the rent without approval
Can the tenant get away with reducing the rent without the official consent of the landlord?
We have not signed any original contracts, so the previous years' rental value is still valid, correct?

Dear Questioner,
Depends on the tenancy contract signed between the landlord and the tenant.
Usually, a clause is stipulated in all contracts where the tenant needs to inform the landlord and get his approval if the repair exceeds a certain amount.
However, if the tenant reduces the rent in a big amount, we can serve him with a legal notice and request the full amount of the rent.
In order to serve the tenant with the legal notice, I need from you the tenancy contract signed with the tenant, Ejari and a brief on your case.
Please send all the above-mentioned documents to my email address rg@elnaggarlegal.com
