Tenant's right to receive rent cheques in a legal exit from tenancy

Good afternoon,

I am a resident of Dubai and have rented an apartment in Dubai Silicon Oasis. Below is the clause in my contract:

"The tenant should give 2 months notice in writing to the landlord for vacating/terminating the contract."

Apart from this, there is nothing mentioned regarding penalties. Can I terminate the contract without any penalties, by giving 2 months notice?

What if the landlord does not return the remaining cheques to me?

Dear Sir/Madam,

As mentioned in the contract, a 2 months notice must be given before termination.

So you need to pay them and the penalty will be two months rent amount.

But in the court, the penalty may be different if the tenant filed a rental case.
