The right legal action for defaulting on rent payment

Hello.

I'm handling the case of my client. He rented a retail unit to a company for AED 360,000 per year, 12 cheques of AED 30,000 each and additional security deposit of AED 30,000.

The tenant isn't paying his rent for the last 5 months and the tenancy is due for expiry in 31-07-19.

What should we do? Send a notification message to the tenant asking to pay the missing 5 payments within 30 days otherwise, we will file an official complaint in RERA?

I'm worried that if we send a 30 days notice today, it means 19-07-19 they should leave and we will have only 12 days until his tenancy expires.

Further to your inquiry, you can suite the case in RERA directly due to the late time of the legal notice.

Because according to the civil law, you should send the legal notice for evacuation due to non-payment with 30 days maximum before the ending of the contract.
