5
Q: Dear Sir/Madam,
My landlord evicted me on the basis that he was selling the property. I have recently discovered that he did not sell and re-rented the property three months after I moved out, with a rental increase of AED 75,000 per year above what I was paying.
It was very disruptive, and I was forced to move to a smaller property, incurring unnecessary costs as a result. This occurred approximately one year ago; however, I believe I have all the required evidence and supporting documentation.
My question: Am I able to raise a case against my former landlord and seek compensation? If yes, what costs do I incur? If I am successful, how is the compensation calculated?
How long does a case like this normally take? If successful, is the landlord legally obliged to payout
Thank you!

I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do?

0
Q: I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property.
Prior to this, he attempted to impose a rent increase that was not compliant with RERA regulations, which I refused to accept. He then served me with an official Dubai Court eviction notice, citing the need to take back the property for sale.
Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale.
This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell.
Do I have a valid case for wrongful eviction against my landlord?
Also, under Dubai law, does transferring ownership as a "Gift" hold the same legal grounds as selling in justifying eviction?

Evicted for sale, but the landlord re-rented with a 40% rent increase—can I take legal action?

2
Q: Dear Lawyers,
I received an eviction notice to leave the apartment in Dubai because the landlord wanted to sell it. Six months after I moved out, I found out that he rented the apartment with a rent increase of more than 40%.
Is there anything I can do?
I always hear that I should file a case in the RDC, but what type of case should I file?

How to cancel a contract still active after winning an RDC case? 0
Hello,
I had filed a case at RDC against my landlord as they had not responded to my legal notice for cancellation, and they had not officially renewed the contract for 2 years as well.
I won the case, and the verdict came for contract cancellation. I filed for enforcement after 15 days, and it has been a month since then. The contract is still showing as active on the Dubai REST app.
I had disconnected my DEWA and given notice 3 months in advance of the contract expiry date.
What can I do now to ensure that they cancel the contract?

What can a divorced mother with two kids do when facing utility cutoff threats and court delays? 0
I have hired a lawyer for enforcement purposes. I am divorced with two kids, and the kids are Emirati. I submitted all the receipts and rent that is due, and I am still waiting for a response from the court; it has been more than two weeks.
The landlord has sent a warning letter as the rent is late for one month now, and they have threatened to cut off the electricity and water, saying it’s part of the system and that this will be disconnected automatically as the contract has not been renewed.
I checked online at the court system, but still nothing has been done to get the money from the father as he is incapacitated and in a rehab center.
What can I do? I have already paid a lot of expenses with the lawyer.

My wife lost a divorce case for no harm and filed an appeal now. What can I do? 0
My wife filed a divorce case due to harm. It was rejected as there was a reconciliation between us, and she took back the police complaint. That's why the court rejected her case.
Now she filed an appeal with the same allegation without any new incident or any new evidence. There is no police report or medical report in the appeal court.
She made many wrong allegations, which I defended; however, tomorrow we have the judgment.
If her appeal is accepted and the previous judgment is reversed, what are my options?
Can I file an appeal in the appeal court, or do I have to go to a higher court, as the first judgment was in my favor?
And if her appeal got rejected, what are the options she will have?

If a person currently has a travel ban, is it possible for them to obtain a new labor contract? 0
Good day,
I would like to seek clarification regarding the possibility of obtaining a new labour contract in Dubai while a travel ban is in place.
1. If a person currently has a travel ban, is it possible for them to obtain a new labour contract when starting a new job?
2. Can the hiring company apply for a new labour contract even if the candidate has a travel ban?
3. Will the new company be notified or become aware of the travel ban once they submit the labour contract application?
For context, the candidate was previously on a spouse visa, which was successfully renewed despite the travel ban.
Your guidance on this matter will be highly appreciated.

Is a domestic worker’s refusal to work considered a resignation or a breach of contract? 0
Hello,
We hired a live-in domestic worker under a 2-year visa and contract/sponsorship through one of the Tadbeer companies. However, after her visa was issued, her performance dropped, and issues started arising.
We invested in training her to ensure her performance; instructions and schedules were posted. All documented evidence and even improvement letters were signed by her.
But it escalated into continuous repeated mistakes and negligence of duty, with risks to childcare safety, breach of privacy, and she admitted to falsifying her CV and other facts. A few days ago, she refused to work. We informed the agency, and they documented the case as refusal and abandonment for the first 2 days.
They advised us to relieve her from childcare duties, which we did immediately. She kept refusing other duties. Then the agency reached out, saying she cannot be forced to work, and she left.
I am confused about employer rights: is this considered resignation (with nothing written), or breach? The office says no need, as they are her sponsor, and no notice is needed to us either.

My company forged my signature to cancel my visa after my resignation. What can I do? 0
I resigned from my company as they forged my signature to cancel my visa quickly. They informed me only after transferring my settlement without my approval, and they instructed the bank to hold my account with the EOSB, knowing I have pending liabilities with my bank.
They sent me a copy of my cancellation to sign, but I refused and told them I would come in the morning to sign. However, when I later checked my visa status, I was shocked to see that I had already been cancelled.
I reported this to MOHRE, but they kept telling me to go to the police. I obtained a soft copy of my visa cancellation, and I saw that my signature had been copy-pasted — it came from HR.
Do I need a lawyer to file my case?
I don’t have enough money to manage because the bank is holding my gratuity. I don’t know what to do now. Maybe someone can help me with my case, as I also don’t have the money to renew my visa since the bank has blocked my current account.

How can I get money I lent to somebody back if I have bounced cheques from them? 0
I am seeking your advice regarding a financial matter that has now escalated to the police. Below is a summary of the situation:
I lent money to a lady for the purposes of her medical centre. We had a personal understanding, and she was supposed to repay me by October last year, but she has continuously delayed payment.
Last month, due to her failure to repay, I filed a case. During this process, I discovered that the repayment cheques were not issued by her personally, but by her husband.
The cheques were drawn against a medical centre that is different from the one she originally told me about. I have since learned that this medical centre has already been closed down.
The cheques are linked to an account in Sharjah, not Dubai, and I am unsure whether this account was active at the time the cheques were issued.
At present, the case is with the police. However, I am uncertain whether her actions will be treated as a fraudulent activity and formally registered as such, or whether the

How can I ensure there are no travel bans, criminal flags, or pending cases before I travel to Dubai? 0
I am a UK passport holder planning to travel to Dubai soon, and I would like to ensure there are no travel bans, criminal flags, or pending cases associated with my name or passport before I travel.
Could you kindly provide me with the following information:
1. The process for conducting a travel ban / criminal record check in Dubai or across the UAE.
2. The documents you require from me (passport copy, authorization letter, etc.).
3. The estimated timeline for receiving confirmation.
4. The cost of this service.

How can I get my partner a visa if we have not lived together for the last two years? 0
I have a partner in the UK, but I don't know which visa to get, as we haven't lived together for 2 years, and that is one of the requirements for the family visa.
Which visa should I get?
