Questions & Answers
How to cancel a contract still active after winning an RDC case?
Hello,
I had filed a case at RDC against my landlord as they had not responded to my legal notice for cancellation, and they had not officially renewed the contract for 2 years as well.
I won the case, and the verdict came for contract cancellation. I filed for enforcement after 15 days, and it has been a month since then. The contract is still showing as active on the Dubai REST app.
I had disconnected my DEWA and given notice 3 months in advance of the contract expiry date.
What can I do now to ensure that they cancel the contract?
The judgment is in your favor, but the system update (Dubai REST) will not always happen automatically.
You need to submit the judgment and the execution order officially to the Dubai Land Department (DLD), either by yourself or through the enforcement officer, after which the contract will be removed from the application.

Request the Enforcement Department to issue an official letter addressed to the Dubai Land Department (DLD) to cancel the Ejari contract based on the court ruling issued in your favor.
Dear Questioner,
Thank you for reaching out to us regarding your contract cancellation matter.
Based on the information you provided:
You have already filed a case at the Rental Dispute Center (RDC) and obtained a favorable verdict for contract cancellation.
You filed for enforcement after 15 days, but the contract is still showing as active on the Dubai REST app.
You have disconnected DEWA and provided the required 3-month advance notice before the contract expiry.
To ensure the contract is officially cancelled, the following steps are typically recommended:
- Follow-up with RDC for Enforcement:
Enforcement of RDC verdicts can sometimes take additional time. You may submit a formal follow-up request to RDC to expedite the enforcement of the cancellation verdict.
- Notification to Dubai REST/Other Relevant Authorities:
A copy of the RDC enforcement order can be submitted to Dubai REST to update the contract status.
- Communication with the Landlord:
Even if the landlord has not acted, a formal notice referencing the RDC verdict and enforcement request can help prevent further delays.
- Legal Assistance:
We can assist you in liaising with RDC, drafting formal notices, and coordinating with authorities to ensure the contract is officially cancelled.
Should you wish to proceed, we can arrange a legal consultation to guide you through the enforcement process, review all necessary documents, and take the required steps on your behalf to secure the contract cancellation.
Please let me know a convenient time for you, and we will coordinate the consultation promptly.
Kind regards,

Hello,
Since the RDC has ruled in your favor, the next step is enforcement. If the contract still shows as active, we can follow up with RDC and notify DEWA to update their records.
It’s best to schedule a short meeting so we can review your case and advise on the quickest way to get the contract officially cancelled.

Dear Inquirer,
Since you have already obtained a judgment in your favor and filed for enforcement, the next step is to follow up with the Execution Court to ensure proper implementation, including updating the status on Dubai REST.
Sometimes additional applications or enforcement measures are required to compel the landlord to act.
To proceed efficiently, we recommend booking a consultation with Future Vision for Advocacy and Legal Consultancy so we can review your documents and, if needed, represent you in the enforcement stage to finalize the cancellation.
Best regards,
To ensure the contract is cancelled after the judgment is issued, you must follow the enforcement procedures at the Rental Disputes Settlement Center and the competent court, and provide them with any necessary information or documents to strengthen your case.
You can file a new complaint or update the original one, and you must attach the contract cancellation judgment and provide the Rental Disputes Settlement Center with the property owner's details to help them locate the property and its owner.
I am honored to provide assistance.
Dear questioner,
If the status shows no progress, you may need to file an official request to the enforcement judge to expedite the cancellation process.
This is a crucial step to get the judge to issue a direct order to the relevant authorities, such as the Dubai Land Department (DLD). With a copy of the RDC judgment and your enforcement file number, you can contact the DLD to inquire why the Ejari/contract status has not been updated.
Explain that you have a final and enforceable RDC verdict for contract cancellation. The DLD will need to be officially notified by the RDC to cancel the Ejari contract on their system.
If you need further clarification, kindly share your WhatsApp number.

In tenancy disputes where you have already obtained a Rent Disputes Center judgment for cancellation, there are two possible tracks.
The first is the enforcement track: once the judgment is final, the landlord is obliged to update the Ejari system, and if he fails, the RDC Enforcement Department can order cancellation through the Land Department directly.
The second is the administrative track: you can approach the Dubai Land Department (Ejari section) with a copy of the enforcement order to request cancellation manually in their system.
We previously handled a very similar case where the tenant won a judgment, but the landlord deliberately kept the contract active in the Dubai REST application.
By submitting the judgment and execution petition, the Land Department updated Ejari records even without the landlord’s cooperation, and the contract was marked cancelled.
The landlord’s expected strategy is to delay the administrative cancellation to show the tenancy as still active, often to avoid penalties or to block new registrations. Your stronger counter-strategy is to use the final judgment and enforcement order to compel Ejari to reflect the correct status, regardless of the landlord’s position.
The exact step for you now is to follow up with the RDC Enforcement office to ensure the cancellation order is sent to the Land Department, and simultaneously request Ejari to action the cancellation based on the enforcement file. With both legal and administrative follow-up, the system will be updated and the contract officially removed.
Our team at RASHID ALKAITOOB ADVOCATES & LEGAL CONSULTANTS has resolved such issues swiftly and can handle the enforcement with both the RDC and Land Department to ensure the Ejari cancellation is processed. Our multilingual consultants (Arabic, English, Russian, Hindi, and Chinese) are ready to assist you.
You have already taken the right steps by filing your RDC case and obtaining a judgment for cancellation.
Since you have also filed for enforcement, and one month has passed, but the Dubai REST app still shows the contract as active, it means the execution process needs to be pushed forward with the Execution Department of the RDC.
The most effective steps now are:
- Follow up with RDC Execution
Visit the Execution Court desk and submit a request for implementation of the judgment, specifically instructing DLD to update the Ejari/REST record. Sometimes the file is left pending until the party actively pursues execution.
- Apply for an execution order against DLD
If the landlord is not cooperating or delaying, you can request the judge of execution to directly instruct the Dubai Land Department (Ejari section) to cancel the tenancy contract in the system.
- File a complaint with DLD (Ejari section)
Once you have the execution order, you can approach DLD with your judgment and enforcement file reference to ensure the REST app reflects the cancellation.
- Enforcement measures against the landlord
If the landlord is obstructing the process, you can also request fines or penalties in the execution file to compel compliance.
Since you have already disconnected DEWA and given proper notice, you are fully covered legally. The missing step is ensuring DLD action through the Execution Court orders.
I can assist you by taking your judgment and enforcement file forward, submitting the right applications before the execution judge, and liaising with DLD to ensure the REST contract is officially cancelled. This will completely secure you from any liability.
