Q: Hello,
I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed.
He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit.
The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement.
Please let me know what I should do.

Can the real estate company ask for 10% rent increase if the RERA rental index does not allow it?

Q: I am residing in Al Nahda 2 area, and the real estate company is asking me for a 10% rent increase from last year. However, checking RERA, there is no increase in the rates in my area as checked today.
Once I told my real estate the same, they said it had to be checked 3 months ago from now. Also, the area they have shown in their RERA is Al Nahda 1, while I reside in Al Nahda 2.

Can I renew my tenancy contract for three months only without any rent increase or penalties?

Q: Hi,
I am a tenant living in the same apartment for the last 5 years. My tenancy contract is expiring in the month of May 2025. I want to renew my contract this time but only for 3 months until August.
I communicated the same to my owner through the real estate who is handling the property. Initially, they said that it would be possible but the current market rent would apply.
When I checked, I found they could not increase my rent as per the rental index and I told them this. After that, they said that they would not renew the contract for 3 months.
If I want, I can renew for the entire year and then vacate when I want by paying the penalty of 2 months.
In this scenario, I want to know if it is legally correct on their part to refuse to renew my contract for 3 months.
Can you please guide me?

I have received a final judgment in my favor for 5 months' salary, and I’ve already initiated execution through Al Adheed Center.
Now, my employer is requesting to settle the matter outside the court and promises to pay the full amount within 45 days. However, due to past false promises and non-payment, I am hesitant to trust him.
Could you please advise:
1. Is it safer to continue with the execution process?
2. If I choose to accept the settlement, how can I legally document the payment schedule to ensure enforcement if he defaults?
3. Can this settlement agreement be filed or endorsed through Al Adheed or the court to keep legal pressure?

What can our company do if the client cancelled the order and threatened to file a case for the cancellation fee? 0
Salaam Alekum
We had a client from the US who had an agreement with us for 19-20 big buses for 20 days of transport service in KSA. They cancelled 12 buses and then the entire order 2-3 days before the event.
They paid around 25% of the total cost initially agreed on 50% before the event.
We have been keeping those buses on hold for more than 1 month, not taking other bookings, and facing losses.
My company is charging them 50% cancellation fees because of last-minute cancellation, but now the client is threatening us to take legal action and doing PR advisement by asking for the deposit they paid.
Our policy is refund will be issued within 45 days after internal investigation, but the client is threatening us again.
We don't give a refund if the cancellation is done by the client and mentioned on the invoice as well. In this case, we are considering a solution which takes time.
What can we do in this situation, as we have already faced lots of loss?

"B" company, despite certain follow-up efforts with "A" Company to recall or claim back the wrong payment, remained unresponsive, and “A" company could not track the depositor information.
In such cases, what is the time frame within which "A" Company is liable to retain in suspense?
Can "A" company deny the claims of "B" company in the future, as it was written off by "A" company after a few months of tracking.

Are there any chances to get arrested in my home country for an unpaid loan in the UAE? 0
I took out a loan with [----] in the UAE in 2018 and made initial payments for about five months. Unfortunately, due to family issues, I had to return to Pakistan and have not been able to return since.
I have been unemployed, which has hindered my ability to make payments consistently. Although I have been making payments for the past three years, the high conversion rates have made it difficult to keep up with the amounts due.
I genuinely want to fulfill my obligations, but inflation has further complicated my financial situation. Additionally, transferring money from Pakistan to the UAE for deposits is also a challenge.
I have been consistently paying between AED 500 and 1000 for a long time; however, any delay or irregularity in my payments results in threats of police action against me.
My inquiry is whether there is a chance of being arrested in Pakistan, and what potential repercussions I might encounter if I cease making payments.
