Should I sign a new contract or extend my current one to meet the eviction date?
Q: Hello, My tenancy contract ends on August 9, 2024, but I received an eviction letter last December. Therefore, I submitted a request to extend the eviction until December 11, 2024. My question is whether I need to sign a new contract for 4 months and 2 days or extend the old tenancy contract. Also, should I create a new Ejari for this period? I want to be covered in case I need to dispute next year (in case the landlord rents it at a higher price, which is likely). If I sign a new contract for 4 months and 2 days, will I still be eligible to dispute next year if the landlord rents it to someone else? Thanks!

Q: Dear Lawyers, Can you request an arrest warrant for a manager to force payment in the execution? I have won a labor case against my company in the appeal court for non-payment of dues. I have also filed for execution. Can I get some clarity on what happens once the execution is filed? It has been more than 3 weeks since it was filed. هل يحق للبنك حجز كامل الراتب بسبب تنفيذ شيك من دون رصيد؟

Is an MOU still binding after delays due to rain if it contains a force majeure clause?
Q: Dear Sir/Madam, I signed an MOU on March 22, expecting building completion in April. The MOU had an expiry date of April 22; however, due to rain on April 15, the completion was delayed until May 30, 2024. I received the BCC on June 17 from the developer and paid for the pre-title deed on the seller`s behalf to expedite the process. Now, I have completed the pre-approval and valuation, but the bank is asking for the handover notice to release the final cheque, which the seller is refusing to share. The seller claims the MOU has expired, but it includes a force majeure clause. So, is this MOU still binding or not?

Q: Hi, Late at night, around 1 AM, I was speeding at 163 km/h in an 80 km/h zone in Khalifa City. I received a fine from the police and 23 black points. When I talked to the police, they told me I have to go to the traffic department for this issue. They also mentioned that the traffic department will initiate a case against me, potentially leading to prosecution. Will the case go to court? What charges will I face? The employer agrees to withdraw the theft case, but the prosecutor refuses. What now?
Q: Dear Sir/Ma`am, I`m an accused in a theft case at my workstation. The amount stolen was 7000 AED. I surrendered, confessed, and agreed to pay the entire amount immediately to my employer. However, he still called the police and filed a case. At the same time, the police recovered the entire 7000 AED from me, but my boss was still not ready to drop the case. After a few days, he somehow agreed to an out-of-court settlement, demanding 10000 AED. We agreed to it and, in return, requested him to withdraw the case. We paid him the amount, and he got a letter from the typing center to withdraw the case. When he went to the police, they said the file had already been moved to the prosecutor. We went to the prosecutor, and they said the file had been moved to them, but they hadn`t registered the case in their system yet. Now the prosecutor doesn`t want to drop the case, as he wants legal action to be taken against me. Please assist with how to withdraw this case from the prosecutor. If it can`t be dropped, what actions might be imposed on me?2024/07/16
