Can we legally act against community management for a noisy pool unit?
Q: Hello, We live in a development in Ras Al Khaimah, and under our apartment block, there is a loud swimming pool heater/chiller unit that runs 24/7, producing a rattling and humming noise that disturbs our peace. We can hardly use our balcony due to this noise. Other apartments face the same issue, but the community management refuses to take action. What legal recourse do we have? Can we serve the community management office with a legal notice?

I bought a property and the seller sent the tenant an eviction notice but he refuses to leave. What to do?
Q: I bought an investment property last year on the condition that the landlord serve the 12-month notice specifically for the purpose of selling the unit and gave the tenant the notice. The landlord sent a court notice of 12 months for selling the property which was sold to me. Plus at the time of renewing the lease with the new landlord (myself) during these 12 months. It was mentioned in the contract that the landlord will not renew. It was also mentioned that the validity of the contract is until the date of court notice. The landlord sold the property as per the notice. The tenant got their 12 months. Now the tenant is refusing.

How to penalize a landlord for cutting off AC despite an RDC ruling in the tenant's favor?
Q: Hello, My Dubai landlord (Omani) switched off the AC cooling in my rented flat after demanding a rent increase of over 50%. Even after winning the case at RDC and renewing Ejari through the court, he still has not restarted the AC cooling. I have sent emails and filed a police complaint, but it`s getting hotter again, and the AC has been off since last October. Please suggest how to penalize him as he disrespects UAE laws.

Can I hold the delivery of goods to a buyer outside the UAE if he defaulted on payment?
Q: I, as a UAE-based Seller, entered a sales agreement with a KSA-based Buyer. The Buyer defaulted on the LC payment, breaching the contract. The goods are stuck at the port as they need original documents, which I am holding to recover the outstanding balance. They later made a partial payment but now threaten to cash the PBG (UAE bank) I provided if don`t release the document. The contract mandates DIAC arbitration but lacks a governing law clause. I need advice on: 1. Which law applies to this dispute? 2. Where can I seek an injunction to prevent PBG encashment, given the Buyer’s bad faith and breach? Can the company pay the labor execution amount in cash rather than in court?
Q: I opened execution one month ago and Abu Dhabi labor enforcement already seized the trade license, company cars, and bank accounts Now the company called and offered to give me the money but they want to give me cash at Enjaz office Mussafah in Abu Dhabi. I heard that once the execution is opened, the company must deposit the amount in the enforcement labor court only. Then, the court will transfer the amount into my bank account and I already provided my bank account details while opening execution before. Actually, I am not satisfied with getting cash money in this way. I feel satisfied with getting money through court and I don’t know why the company wants to give cash. Please advise me, should I receive cash money in this way in Enjaz office or should I refuse with the company and tell them to deposit it in the court bank account? As per law, what should I do?
