Should we vacate at the end of our tenancy or rely on the new owner's title deed date?
Q: Hi there! Our landlord sold the apartment we are currently staying in. We were aware they were on sale, but we never received any legal notice about it. We only received the title deed under the new owner`s name and issued the rest of the cheques to him. Should we vacate the apartment at the end of our tenancy contract, or rely on the title deed`s date (not sure if it is the correct document though)? Thanks in advance!

Can I appeal if landlord falsely claims rent non-payment despite evidence?
Q: Hi, I received a 30-day legal notice for missed rent on 26th Jan. I transferred the rent to the landlord by 7th Feb. I have communication from him that it was received. The subsequent months up until March were all paid and acknowledged by the landlord. A couple of weeks before renewal, he tried to increase the rent from 56k to 70k. On the contract renewal date, I filed an offer and renewal case, which the landlord did not respond to. On 8th May, he filed a case of First Instance stating he was still owed rent from the previous contract, which was already paid and acknowledged. I then uploaded the documents, but in English, and the decision went in his favor. Can I still appeal this enforcement?

Can I sue for damages due to the landlord's maintenance negligence?
Q: Dear Sir/Madam, I rented a unit through an agency leasing on behalf of the landlord, and I don’t have the landlord’s contact details. Two months ago, I noticed a leak in the unit and reported it to the agency via their portal. Despite this, I received no response. I also sent emails, and the only reply I received was that they are waiting for the landlord’s approval to fix the leak. Since then, the leak has spread throughout the walls, causing insect infestations despite my efforts to hire pest control. Can I sue for compensation for the following: 1. Pest control costs 2. Increased DEWA (utility) bills 3. Inconvenience and discomfort 4. Loss of use

Moved into a new apartment with incomplete maintenance and Tawtheeq. What to do?
Q: Hello, We recently moved into a new apartment on the first of this month. Upon arrival, we discovered that maintenance had not been completed, and the Tawtheeq had not been changed to our name. When we inquired with the agent, they explained that the previous tenant`s contract did not end until the 8th of this month, and they had not terminated the contract. As a result, we are currently without power, water, and unable to register for AC. We are concerned about potential liability, as it seems we may have moved in illegally before the previous tenant`s contract ended. What should we do in this situation, and are we liable for anything regarding our move-in? Our contract states it begins on the 31st of May, and we have paid all fees to the agent and owner.+2

Can I enter the coutry without trouble if the bank got a travel ban for credit card debt?
Q: The bank issued a travel ban on me while I was outside the UAE due to the credit card outstanding amount of almost 90k. I don’t know what will happen if I go back to the UAE. Will I enter the country normally or will I be detained? They also requested to withdraw my passport.

I bought a second-hand car with hidden defects and the dealer failed to fix it. What can I do?
Q: Hi Sir, I bought a second-hand car from a reputed dealer in Dubai On April 18, 2024. After four days of ownership, I realized the car was jittering/vibrating/ hesitating to maintain at a particular speed. I immediately informed the car dealer and they promised to fix it the first time but when I got the car after rectifying and repairing it, it had the same issue. Again I informed the car dealer about it and they took the car again for a spark plug change and took three and a half days to repair it. Once I got the car back I realized the same issue was still there. Now for the third time, I informed them and they are asking me to come again for repair/inspection purposes. I asked them to share the pre-inspection report as they claim they have a 150-point check-up but they have not shared the report to date. The car is under warranty for a year. Please advise what should I do in this case as I’m worried that the car may have some hidden problem which in future may cost me money. Thanks and Regards J. S,2024/06/02

The rental agreement and Ejari have expired. Is the tenant occupying illegally?
Q: Dear Sir/Madam, I have just purchased a property with a tenant inside. It turns out that the rental agreement and Ejari expired in March 2024 (2 months ago). Is the tenant, therefore, occupying illegally? What are my options to get the tenant out? Obviously, I don’t want to put anyone out on the street, but ideally, I would like the tenant out in the next 5 months so I can move in myself.+8

Can the landlord send an eviction notice by email if I refused rent increase?
Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase. He called and said I should accept the increase or I have to leave. One day later, yesterday, he sent me (email) a notice to evict the apartment for selling, and he wrote he would provide a partial contract until 28 May 2025. Since I asked before in an email to share a copy of his EID, he used the same email subject to share the eviction notice. Can he do that before the contract renewal? He was willing to renew with higher rent and when I refused, he came with an eviction notice. What if pretends to sell it but doesn’t sell (shifts the ownership to wife)? How to check if it`s sold? Can he send the eviction notice through email or should be through registered mail? If emails are accepted, can he send them under another email subject (subject used: a copy of EID or passport)? Q: Dear Sir/Madam, Form F was signed between the seller and the buyer; however, the seller did not proceed with the transaction, resulting in its failure. Q: Good day. My husband left me and my kids. He is British. I’m Asian. He is still in Dubai. I asked him to put in writing the financial support that we would get without divorce as the solution. What document should I process? Also, my kids are British. Is it possible to get my UK visa through them? I only have a tourist visa but not residency as I understand we have to live there for 5 years. I don’t have any means to support myself when we get there. Can the employer ask employees to work from home of weekends without paying overtime?
Q: We are engineers working for a company doing technical support for customers. They were asking us before to work on weekends on an on-call basis & we were given compensation even if there were calls or no calls. For the last 4 or 5 years, the new manager removed the compensation if there were no calls on weekends despite us restricting our time at home or not going far or instead enjoying the weekends with personal or family matters. The manager will only compensate us if there are service calls that are chargeable & no compensation if non-chargeable like warranty calls. Is this legal?+1
