I bought a property off-plan and took me time to pay the 4% DLD. Can the developer cancel the contract?
Q: I have bought a property in Dubai off-plan. The villa was completed at the end of Jan (1.5 months ago). I haven`t had the funds to register the property with DLD until now, mid-March. Until now, I have paid the 20% deposit to the builder and taking 80% on mortgage. The mortgage with the bank is now ready with the manager`s cheque and sent to the DLD office ready for registration. As it has taken some time for me to arrange the 4% DLD, the builder is now telling me he is going to cancel the contract or charge me an additional amount as the market price has gone up. Is this possible? What rights does the builder have? I am ready to register the property next week with DLD but the builder is threatening to take alternative action.

RERA index is updated 53 days before the renewal date. Is it applicable?
Q: Dear Sir/Madam, I am writing to seek your advice regarding a potential rent increase for my tenancy located in Free Zone Dubai. On February 5, my landlord informed me via WhatsApp about a possible rent increase. However, this notification came before the 90-day window. I responded by providing the landlord with the RERA Index information dated Feb-05-2024, which indicated no change in rental rates for similar properties at that time. On March 13, 2024, the RERA Index was apparently updated, reflecting an increase in rental rates. My landlord then sent another WhatsApp message on the same date, citing this update as a justification for raising the rent. As per RERA regulations, any notification regarding a rent increase should be delivered within the designated 90-day window before the lease renewal date. Since the landlord`s latest message falls outside this timeframe, with only 53 days remaining before the potential renewal, I am unsure whether I am obligated to accept the proposed rent increase.

Q: Hello, Can anyone confirm to me if getting married in the UAE as part of a civil marriage is recognized/can be registered in India? I am an Australian citizen, marrying an Indian citizen (both with UAE residency). I would rather marry in a civil court in the UAE but understand this may not be valid in India. I also want to understand the differences and complications of being married under Indian law in case of divorce, rights, etc. If we were to get married in the UAE under the Indian Foreign Marriage Act, do the Indian or UAE laws apply as the marriage was performed in the UAE?

My husband is in detention for the accusation of dealing drugs without evidence. How to get him out?
Q: 5 people come to our house to search for 1kg of drugs and get my husband telling me that my husband is a dealer. But there`s no proof and no drugs in our house. Can I start a new company aside my failing partnership business without being sued for competition?
Q: I currently have a company in the UAE with my partner. My partner hasn`t been working or contributing to the company for the past year and is very difficult to deal with. I`m no longer able to work with him - my option is to start another similar company on the side, as dissolving the existing company or selling/buying each other`s shares doesn`t seem viable.
