It's not mentioned in the contract, but they have issued an addendum, which I struck out and signed the other terms in the addendum.

If the original lease contract does not mention a renewal fee, the landlord may not have the right to impose one unless both parties agree to it.
If you are in Dubai, the Real Estate Regulatory Agency (RERA) guidelines generally state that landlords cannot impose new charges that were not included in the original contract unless agreed upon by both parties.

This question is not clear. Did he sign the addendum to the contract? If yes, then he is bound by the terms and conditions contained unless he proves "non est factum."
If he did not sign, then he will not be bound by it.
