Q: Dear Sir/Madam,
I gave a 12-month notice to vacate to my tenant, using the registered email service from Emirates Post.
Now, two weeks before the eviction date, my tenant refuses to leave the apartment claiming the notice was not given rightfully and that the notice letter must be stamped by Dubai courts and be delivered in English and Arabic, and that the registered email is not recognizable by law.
As far as I understand it is an either/or question: either you send the vacation notice through the Dubai courts or you send it privately through registered mail, where it is not necessary for the notice to be stamped and attested by the court.
According to Emirates Post, the registered email is fully recognized by law.
Advice on this matter is very much appreciated.

Q: Dear Sir/Madam,
My landlord has sent me an eviction notice via email.
As far as I know, they need to serve a formal notarized notice, stamped by the courts and delivered by Aramex, Emirates post or any registered mail/postal services for us to vacate the property.
Can we stay because they didn't send the notarized notice through postal services?
Or should we vacate the property?

Q: Dear Sir/Madam,
Eviction notice to the tenant due to sale: According to Article 25 (2) of Law No. (33) of 2008 Amending Law No. (26) of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai:
"For the purposes of paragraph (2) of this Article, the Landlord must notify the Tenant of the eviction reasons twelve (12) months prior to the date set for eviction, provided that this notice is given through a Notary Public or registered post".
The Law is clear that the notice can be sent by "registered post" as an alternative to being sent through Notary Public. I called DLD, they said the Notice must be sent by registered post after it is notarised.
In case of a dispute, will RDC accept a non-notarised notice sent by registered post?

My cousin has multiple penal judgments of fine and jail. How will this be calculated? 0
My cousin is in the central jail of Al Awir since October 2024 till date 20/03/25. She has 6 different penal cases all judgements are done, last one was done yesterday.

I am seeking urgent guidance regarding my current visa status in the UAE. I was previously employed by a company that has now shut down, but my visa is still under that company.
