Transferring property from an individual owner. What verifications are needed?

Dear Lawyers,

I'm going to transfer residential property in Ajman from an individual owner.

What are all the things that need to be verified before the transfer?

Please advise!

Hello,

You should check with the property owner and find out if there are any amounts owed on the unit.

Contact the municipality to find out whether the unit is registerable or not.

I have a home finance loan from DIB Bank (Dubai Islamic Bank) that is approved, and I have the final offer letter for property transfer.

If it's a bank mortgage, then the bank should have checked the background of the property, right?

Kindly advise on this, please!

Is it fine Sir? shall I go to property transfer without any doubts and issues? because i have seen owner's title deed which matches his emirates Id and plot details correct. I have confirmed this. Remaining checks like the liabilities, bills or fines and legal ownership must have been checked by Bank because of Home Finance. Kindly Please advice.
