No A/C for a month, and maintenance hasn't fixed it. What to do?

Dear Sir/Madam,

I have had no A/C for over a month, and there is a constant leak in my kitchen ceiling that has stripped away plaster and paint. Maintenance has come multiple times, but nothing has been sorted out.

I have taken several hours off of work for this. The A/C was cut off because the landlord has not registered or paid with Empower directly.

Is there anything I can do?

Dear Questioner,

You must register an order on a tenancy tribunal petition compelling the landlord to perform maintenance.

Hello,

I hope you are well!

You can make an expert report to obtain evidence, and you can file a case against the owner to force him to do maintenance.

Dear Questioner,

If the landlord continues to neglect the maintenance issues despite your efforts to resolve them amicably, you may consider contacting RERA or the Rental Dispute Settlement Center (RDSC), to seek assistance and mediation.

If you've been facing issues with your rental property, such as no A/C for over a month and a persistent ceiling leak, take these steps: Inform your landlord in writing, document all communication and issues, review your lease agreement for maintenance responsibilities, contact the Real Estate Regulatory Authority (RERA) for assistance, and consider potential rent adjustments or legal action if necessary.

For any further legal assistance, you can WhatsApp us. We have an extensive team of knowledgeable and experienced lawyers to provide the legal assistance you need.

We will be happy to help you.

Dear Sir,

It's the landlord's duty to keep the property habitable. This includes making necessary repairs and addressing any health or safety hazards.

We advise you to register a complaint against the landlord with the Rental Dispute Settlement Centre of the relevant Emirate's land department in this regard.

Dear Inquirer,

We are pleased to serve you and address your inquiries.

Upon reviewing your query, if you wish to continue leasing the property, you can file a case for maintenance through a petition.

The condition can be substantiated with a report from the municipality, and the maintenance cost can be deducted from the rental value of the latest cheque.

Alternatively, if you intend to vacate the property, you have the option to file a case for damages through a petition, substantiating the situation, and subsequently initiate a case for the cancellation of the lease agreement due to the incurred damages.

If you need further clarification, we offer to provide complimentary consultations to assist you with your legal matters. This can be facilitated through a 15-minute free online consultation session.

To schedule your consultation, kindly contact us via email or contact our offices in Dubai or Sharjah.

We appreciate your understanding.
