How can I cancel the rent of my apartment because of maintenance that the owner refuses to do?
I have an apartment tenancy contract. It started only one month ago.
My apartment owner is not doing maintenance work. My first water bill was a big amount. Finally, I found an internal water leaking problem.
Every day my family faces a different problem. I need to cancel this for our safety. But they ask for 3 months' payment.

For the tenancy contract to be valid, the property owner must deliver the property to you in a condition fit for use.
If a defect arises that makes the execution of the contract impossible or causes ongoing harm, you have the right to terminate the contract.
First, you will send a notice to the property owner to rectify the issue within 7 days; otherwise, you will resort to legal action.
If there is no response, you can file a request with the RDC to appoint an expert from the municipality to inspect the property and document the damages.
After the expert submits their report, you can then file a lawsuit to terminate the contract, seek compensation for the damages incurred, and compel the owner to bear the court fees and expenses.
