Tenant unreachable, rent due: Can I start eviction process now?
Dear Sir/Madam,
My tenant has been unreachable by phone and email for the past three months. The second rent payment is due on January 1, and I am not currently in Dubai to look into the matter.
I would like to know what my approach should be to evict her once the due date comes, or even if I can start the process now.
She has not handed over the second check, even though the contract requires her to do so.

If your tenant hasn't paid rent for three months and is unresponsive, you should start by serving an official notice to pay rent or vacate the property.
If the tenant doesn't respond or pay within the specified period, file a rental dispute case with the Rental Dispute Center (RDC).
Attend mediation, and if it fails, the case will proceed to court. Once you have a court order in your favor, it can be enforced to legally evict the tenant.

You would need to send a legal warning asking the tenant to pay their dues of the rental value, and in the event that they don’t comply and pay within 30 days, you will have the right to file a lawsuit against the tenant for eviction and payment of their outstanding.
