بعبارة أخرى، أخبرني البائع أنه يريد الذهاب إلى مصرفه، وسداد الرصيد المستحق، ثم انتظار خطاب تأكيد تسوية الرهن العقاري من قبل البنك.
ما هي المدة التي تستغرقها هذه الإجراءات عادةً في دولة الإمارات؟ هل يحدث أي تأخير من جانب البنوك؟

س: أقوم بشراء عقار مرهون في أبو ظبي وسيُطلب مني سداد التزامات القرض الخاص بالبائع قبل نقل سند الملكية، حتى يتمكن البنك من إصدار خطاب مخالصة قرض الرهن العقاري وإصدار مستند سند الملكية الأصلي إلى البائع.
على عكس دبي، أفهم أنه لا توجد عملية معمول بها حاليًا "لحجز العقار" لدى بلدية أبو ظبي في الوقت الذي يقوم فيه المشتري بتقديم شيك (باسم بنك البائع) كالتزام بالقرض.
لذلك، سؤالي هو، كيفية تقليل المخاطر حال تخلف المشتري عن السداد، أي أن البائع لا ينقل سند الملكية إلى المشتري بعد أن يصدر المشتري شيكًا بجميع التزامات قرض البائع.

أنا ذاهب لشراء عقار في دبي ودخلت في مذكرة تفاهم. المالك من السودان ويعيش في السعودية.
إنه يقول إنه سيعطيني توكيلاً وأنا بحاجة إلى إعطاء شيك متابعة البيع مع التوكيل.
ومع ذلك، لا يقبل بنك الرهن العقاري إصدار شيك مقابل التوكيل وذكر أنه سيعطي شيكًا باسم المالك فقط.

Can I get my money back from the seller after a mistake by them and the MoU will expire?

Q: Dear Sir/Madam,
I'm a buyer and came to the final stages of the process, all cheques have been issued and shared.
I was pushing developers about NOC (the seller takes things very slowly), and they realized a big mistake in the documents, the Dubai Land Department gave us a Title Deed instead of a Pre-Title Deed.
The bank prepared all cheques through that. Our MoU expires in a couple of days. We offer the seller to extend the MOU to provide documents.
So whose fault is it?
If the seller decides not to continue with the process and not renew the MoU, what would be my rights here?
Can I get back my cheques and be covered by the seller legally?

Can I claim compensation from the property seller if he fails to provide documents before it expires?

Q: I signed an MOU for buying a property that is already evaluated and the mortgage paperwork was started by the bank.
The seller found excuses for health issues to fulfill the signing required liability letter and buyout documents. The MOU will expire on 23/03/2024.
I will request the seller to extend the MOU due to being non-collaborative in providing the documents.
"Should this agreement be determined for a non-performance or negligence of any terms of this agreement by the seller, or for any reason attributable to the seller, the seller understands and agrees that the buyer has the right to obtain the security deposit amount.
The buyer shall not be entitled to take any further recourse against the seller for any compensation of damages/losses that exceed this amount. The seller shall deliver copies of the SPA, floor plan, statement of service charges, and Title Deed. "
If the seller refuses to extend the MOU, do I have any right to claim any compensation due to increased pricing on the market?

We signed MOU to purchase a house on a mortgage and it got delayed. Can the seller ask for compensation?

Q: Hello to all.
We are purchasing a house with a home loan.
We signed the MOU on 31/10 and unfortunately, it took the bank approximately 2 months to complete the whole process.
Now the MOU has already expired and the seller is asking for an additional 10% security deposit as compensation for the delay.
It is not our fault as we don't have control over the bank approvals. Can they do that?
Are we protected from DLD in this matter as the property is under mortgage?

I secured a mortgage from the bank and the broker kept delaying until the MOU expired. What to do?

Q: Hi,
I need some guidance regarding a property transaction that is not progressing as expected.
My broker initiated a manual Memorandum of Understanding (MOU) between me (the Buyer) and the Seller, with an expiry date of 01/02/2025. Within this period, I successfully arranged the bank mortgage, property evaluation, and NOC.
However, the broker started giving excuses, such as the seller being hospitalized. Later, the broker attempted to arrange a Power of Attorney (POA).
However, after that, they started ignoring my messages and calls. It now seems like they no longer intend to proceed with me, and the MOU has already expired.
Meanwhile, my bank EMI has already started, and I have paid two monthly installments. The broker is still unresponsive. I have raised multiple complaints through DLD RVS against the broker, but the response has been very slow and unsatisfactory.
I’m feeling stuck and financially burdened.

I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed.
He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit.
The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement.
Please let me know what I should do.

Cargo from Dubai to India arrived late and damaged. What should I do? 0

I had sent a cargo from Dubai to India. I received the cargo late and with 35% damage. My TV, for which I had paid AED 1500 separately as cargo fees, was received after nearly 2 months in a completely damaged condition.
The cooking range was received after nearly 6 months and had superficial damage. They are not replying to my emails but are only responding through WhatsApp.
Could anyone please guide me?

I purchased a tour voucher from a holiday agency in Dubai in 2023 worth AED 4239.00, but was not able to use it due to a visa problem.
I have constant email and communication through phone with them, and they informed me back then that my voucher will be available and has no expiration date that I can use anytime I want.
Now I wanted to use it, so I called them last Saturday, 31st May 2025, and they told me it has already expired due to the new policy.
