Landlord asking to vacate an apartment within 3 months. What are tenant's rights?

My landlord is asking me to vacate the apartment with a 3-month notice. I have a valid Ejari, but they are saying it is a hotel apartment.
They are also sending people to view the apartment.
What are my rights as a tenant?

Whether it is a hotel apartment or not, it is a property that is being rented under the Ejari law.
The only case in which the landlord can evict you is if he wishes to reside in the apartment, in which case he can give you 3 months' notice.
If he wants to sell, he can give you 12 months' notice.

To your knowledge, the landlord has three options for raising your rent or evicting you:
1. If he is a new landlord.
2. If you failed to pay one or two cheques.
3. If you have a fight with your neighbors supported by a police report.
If you did not have any of the issues listed above, we can certainly renew your contract through the courts with the same rent rate.
