س: لقد استأجرت شقة فندقية من وكالة لديها عقد مع فندق في الإمارات العربية المتحدة. لدي عقد سنوي مع الوكالة ودفعت الإيجار السنوي مقدمًا.
أصدر الفندق نموذج تسجيل إقامة لمدة عام واحد في الفندق مؤكدًا إقامتي فيه. أعطاني الفندق خطابًا (للحصول على تأشيرات العائلة) يفيد بأنني نزيل لديهم لمدة عام واحد.
هناك بعض الخلاف الآن بين الوكالة والفندق، ولا أستطيع الوصول إلى الوكالة بأي شكل من الأشكال، ويحاول الفندق إخلائي.
1) هل سيتمكن الفندق من إخلائي بموجب القانون؟
2) ما زالت الوكالة تحتفظ بشيك واحد مني، هل يمكنني إلغاء هذا الشيك؟

الطريقة القانونية لإخطار المستأجر بزيادة الإيجار
س: أنا صاحب عقار. هل يمكن إرسال إشعار زيادة الإيجار إلى المستأجر عبر البريد الإلكتروني؟
وفي حالة عدم موافقة المستأجر على زيادة الإيجار، فهل سيكون هذا الإشعار كافيًا لتقديمه إلى مؤسسة التنظيم العقاري؟

رفض المستأجر زيادة الإيجار القانونية حسب مؤسسة التنظيم العقاري
س: مرحبًا،
رفض المستأجر لديّ زيادة الإيجار القانونية التي قررتها مؤسسة التنظيم العقاري وطلب مني البحث عن مستأجر جديد.
ولكن بعد أسبوعين، غير رأيه ورفض إخلاء العقار أو دفع الزيادة، ويقول إن المدة المتبقية على نهاية العقد أقل من 90 يومًا وأنني لم أرسل له إشعارًا بواسطة الكاتب العدل.
إذا رفعت قضية ضده أمام مركز فض المنازعات الإيجارية، مّن سيدفع كافة رسوم المركز وأتعاب المحامي؟ هل يجب عليه دفع رسوم مركز فض المنازعات الإيجارية وأتعاب المحامي حيث أنه يجب عليّ سداد رسوم المركز أولاً لبدء الإجراءات؟

We have been scammed by an individual who did not provide the stated service. They took a lot of money and important documents. I have audio recordings of him talking about these things.
We had a bad lawyer in Iraq who stole property by forging documents. This man said he had many connections to help us. While it was true that he had connections, he didn’t actually help us.
Instead, he cooperated with the bad lawyer, agreed with him, and gave the bad lawyer all our important documents.

How can I recover my money with a hold on my account due to a remitting bank request?
Hello experts,
I have a hold on my bank account even though I have shared all the requested documents with the bank proving that the money belongs to me. However, they keep insisting that the remitting bank requested a recall.
Today, I received a notice of account closure from my bank. When I inquired about the amount on hold, I was informed that only the available balance will be issued via a manager's check.
The issue has been ongoing for almost 5 months now. Any advice on how to get my money back, please?
