Q: My friend had borrowed AED 100k money from me, however, I don`t have any proof as he didn`t sign any documents and it was based on trust. I have a Whatsapp message where he said he will return the money but the amount of the borrowed money was not written by him. Will it be enough proof to go legal? Please suggest and also what are the next steps?

The tenant refuses to provide the new owner with the security deposit

Q: Hi, I recently purchased a property in Dubai Marina. The property was already rented when I purchased it. The tenant has given 6 cheques for the contracted period. After purchasing it, I asked the tenant to write the remaining three cheques for the security deposit, OCT-2021 and DEC-2021 in my name but he is refusing and asking me to settle it with the previous owner. But since the ownership has changed, the previous owner has no right to encash the cheques. I sent the tenant an email about the change of ownership and met with him in person also and asked for the cheques, but he refused to provide me the cheques. What are my options here? Kindly assist! Q: Can a telecommunication company come to my HR to collect the unpaid due bill? They called me and said that they will do so. What are the consequences of non-competition agreement after contract expiry?

Q: Hi Ma`am, My 2-year contract will soon finish in November this year. So I submitted a letter stating that I`m not going to renew my contract anymore. It was a 3 months notice. Recently, she spoke with me and informed me that there is a non-compete clause in my contract and that I`m not allowed to seek another employer unless they allow me to. The clause states that "The Second Party shall be committed not to work in the same competing business of the First Party in the UAE for a period of two years, if the employee has terminated the employment contract or if the contract has expired as per article 127." I want to know if there is a way that I can still find and transfer to another employer. Any advice would be appreciated. Thank you.

However, the tenancy contract states that the landlord has the right not to renew the tenancy contract by writing a notice before 90 days.
