Consequences of early exit from a warehouse tenancy contract
Q: Greetings, Dear Sir, I have rented one warehouse in Feb 2018 and want to terminate my contract because of financial issues, but the landlord is demanding 4 months rent as a penalty. Please be noted that in the contract, the termination clause is mentioned as "Termination of the tenancy contract is possible only after fully agreed terms by both parties". Issues with a real estate company regarding the final payment
Q: Good afternoon, I purchased through Leptos Estates in 2005. I was in dispute over a final payment because they never completed the snagging. The last invoice they sent me was in 2008 at which time I contacted them to say I was still unhappy as they hadn`t rectified the snagging issues. There has been no correspondence from them regarding this for over 10 years so I assumed they had accepted my counterclaim. They have now sent me an invoice claiming the interest of over 10,000 euro. Am I liable or is there a case that they have failed to try to recover this amount even if I have to pay interest as stated at the last invoice in 2008? Leptos claims that we owe them as monies were outstanding even though they haven`t invoiced me or contacted me by email regarding this in 10 years. In that time, I have not changed my email address and have had my post redirected if ever I was not at my home address. I would appreciate your thoughts. Questions & Answers

Calculation of the End of Service Gratuity upon termination
Q: I am looking for advice on how to best proceed with receiving the amount of gratuity promised in my contract. I have worked for my employer for 4 years on an unlimited contract. One month before my visa renewal, the employer informed me that they will not renew my visa and will end the working relationship. My contract states that my basic salary is AED 13,000, with no subdivisions. Now, the employer claims that this was a mistake and they meant to write AED 6,000 as basic salary and allocate the rest for travel, living etc. They are only willing to pay the gratuity based on this amount. Police report is crucial before issuing a replacement of a lost cheque
Q: Hi, I live in Abu Dhabi. My landlord lost one of the rental cheques. I have a receipt and a Tawtheeq of when I handed them over to him. I told him to go to the police and file a lost report and then I can issue a new cheque to him but he states that this will take too much time. He suggests that he gives me a paper saying that if they find the cheque they will return it to me and to give them a new cheque. Please note that it`s a company managing my landlord`s properties. Different designation between the offer letter and labor contract
Q: Hi Mrs Khan, I have recently received a job offer, I have two questions in regards to that. 1. The designation mentioned in my offer letter is "Engineer", but in the MOL contract it`s mentioned as "Sales Representative". After contacting the HR of the company for clarification, they told me that due to Emiratisation and quick approvals they are issuing "Sales Representative" visa and after 6 months or a year, I can reproach them and get the designation in the MOL changed. My question here, is it possible to amend the designation in the labour contract in the future and how easy or difficult this process is? What are the disadvantages I may face (if any) of having a "Sales Representative" visa? 2. I have signed the MOL and send it to the company, but it`s been 7 working days and I am still waiting for work permit approval, isn`t this quite slow for a work permit approval? Travel ban clearance after paying fine for bounced cheque
Q: Hi Sir, My credit card cheque was bounced and I got in jail and paid the fine after the public prosecution hearing, but they did not give me a clearance. They just let me out in the jail. I would like to ask if I have a travel ban. The bank keeps sending me and for the 8th time that my cheque was bounced again. Is it also possible that they can repeatedly bounce my cheque? Sale of a property and completing the transactions of transfer
