Suing a seller for selling a defective car

Q: I bought a car on Tuesday at 10 pm, I paid 11000 AED in cash and 17500 AED via bank transfer. At 6.40 am the next day, the car`s engine failed within 10 mins of driving it. ADNOC car testing service in Mushrif said the car was misfiring. The garage had to replace 4 spark plugs & ignition coils. It costs 1500 AED. The car key doesn`t work either. The seller assured me he would fix it, but he didn`t. Electrical key shops said that the battery couldn`t be replaced because it is soldered shut and it would damage the whole key and only a dealership can sort this. The dealership told me that it is not possible to change the battery on this key and I would need a replacement instead. This costs 1500 AED. I put the 17500 bank transfer on hold pending the outcome of these situations. I contacted the seller to renegotiate the deal and he threatened me over the phone instead. What are my legal rights here? Should I file a civil case immediately or attempt to resolve the case with the seller directly?

Leaving work upon resignation before the end of notice period

Q: I am on a renewed limited contract and I submitted a resignation with 2 months notice period. Now, I can not render my 2 months notice period because the new company that I found can not wait for 2 months. Will this resignation that I gave still have an effect if I file a complaint to the labour that my salary is delayed for 1 month?

Vacating a property before the agreed date by the tenant

Q: I have rented my villa to an Emirati person. The contract was from Nov 2019 to Nov 2020, but she vacated the villa on Feb 2020. As per the contract "If the tenant wishes to terminate the contract prior to the expiration, the tenant must give two months written notice to the landlord and the landlord will charge the tenant 2 months rent from the date of vacating the property as a penalty". I had a Cheque dated 28/02/2020 and a cheque of security deposit. I presented both but they are bounced. What is the next step? Kindly advice!

Objecting to a cancellation letter from DLD and claiming refund

Q: Hi, I have booked a studio with a developer. I have paid around 195000 AED. It was mentioned in their marketing details and pre-development that the project will be ready by MAY 2019. The project is still not completed, and only 50% has been done as per DLD. The developer has always been asking for money, but how can we trust them when progress has been slow! Today, I received a letter from DLD on cancellation. Now how can I proceed to object and get the paid amount? I was reading somewhere that if a project is below 60% progress, we can get a refund? Q: I was issued a travel ban due to non-payment of my loan when I lost my job. I was able to clear the ban after paying the fine in Dubai Courts. The collector called me and said that they will file another travel ban in a different emirate if I didn`t settle my debt. Is this possible? Can the cheque be used multiple times to file another ban? And if I have a travel ban in Abu Dhabi, wouldn`t I be able to travel even if I am in Dubai?
