How to pursue a retail group to clear all dues after its closure?

Q: I have been supplying goods to a popular retail group in the UAE. They had retail shops in almost all the malls in the UAE. Recently, they ceased operations and closed down all their shops. I have pending payments to collect from them as well as we have a lot of stock lying at their closed down shops. How can I pursue them legally to clear all my dues and take the stocks back? Kindly provide me your valuable advice!

Showing a fake ID to a police checkpoint

Q: Hello sir, My brother came here to Dubai on a visit visa, but somehow he lost his passport and ID somewhere. He was given an ID by a driver to show to the police. He was told that if he shows this driver`s ID to the police, they are going to leave him, otherwise, he will get deported. He got scared and showed the police checkpoint a fake ID widout knowing any rules. Now, he is in jail waiting for the court`s order. What will happen now? My family is struck by load of burdens. Please help us!

How to defend against a false abuse case?

Q: My sister had registered a threat and abuse case against a person in Qusais Police Station, Dubai. Yesterday, we met that guy by chance and he was again abusing us with his wife in his car. We got out of our car and asked him why he is doing that! He ran away in his car. Today, I received a call from the police station that his wife has made a complaint against me that I threatened her and stopped her car on road to attack her. She is claiming that the car was driven by another guy. In reality, the car was driven by her husband who is wanted by Dubai police for a case by my sister. Now, they have submitted their car to Qusais police station to launch a fake case on us. They are doing this to create pressure so that my sister withdraw the case against her husband. Can his wife register such a case against me?

Getting a document stating why a person is unable to obtain a police certificate

Q: It`s been 4 years since I exited the UAE & have unpaid debts. I am aware of the debt and that there`s a bounced cheque case against me from the collection emails I still receive. It had prevented me from obtaining a police certificate from the UAE as I tried online and in-person by authorizing a friend a while ago. I am in the process of immigrating and I was asked to provide a police certificate from the UAE. It is not criminal to be in debt where I reside but since there`s a police case against me due to unpaid debts and I can`t get a police certificate from the UAE, at least I need to provide a document/letter "whatever the term is" stating why I am unable to obtain a police certificate from the UAE. I appreciate you providing me with information on how do I obtain such a document "reasons why I am unable to obtain a police certificate" and who will be able to do such a thing. I need to submit an answer within the next three weeks. Thank you and I look forward to hearing from you!

Responsibility for a rental loan of the company after issuing a cheque from the personal checkbook

Q: I am named a defendant in a RERA rental case for a commercial case. The tenancy is in the name of and signed by the local partner. The premise is used by the company in which I am one of the partners. At the time of leaving the premise, there were arrears on rent for which I issued PDCs from my personal checkbook. They bounced as I had difficulty in keeping up with the payments. Am I liable in this RERA case as one of the defendants when I am not the signatory on the tenancy nor the responsible manager of the company?

A landlord asks a tenant to vacate a villa to sell it

Q: Hello, I have a disagreement with my landlord. We rented a villa in Dubai for one year and before only one month of the end of our tenancy contract, the landlord asked us to vacate and informed us that he is not willing to renew because he is selling the villa. We have a clause in the contract that: The tenant and the Land Lord have to submit in advance 60 days` written notice before the expiry of the tenancy contract for vacating or renewal of the tenancy contract. We did not express our intention to renew before 60 days from the expiry of the contract but we did after he asked us to vacate. I tried a lot of times to convince my landlord to renew because he needs to send 12 months evicting notice for selling and also he did not send the non-renewal rental before 60 days. I would like to know my rights please and if I go to the rent committee, would I win the dispute? Thank you very much!

Termination of purchased properties after defaulting on payments due to COVID-19

Q: Hi there, We are UK based investors, having purchased 4 off-plan properties in Dubai. Two are completed and ready for handover. For the other two, construction appears to have been paused for at least the last year. This last year we have not been able to maintain our instalments on all 4 properties, primarily because of COVID-19. We have now received termination notifications from DLD. We have tried to negotiate some solution with the developer but they seem unwilling to cooperate. We have also contacted the DLD to explain the circumstances and request an extension but haven`t heard anything. What can we do?

Q: With an equal partnership in a company, my silent partner (Sole Investor) wants to part way. With all the financial authority (i.e. Bank account) he has transferred all money into his account before resolution. Even I accepted all his demands, he has not come up to transfer the share to me with lame excuses for 4 months that he is BUSY. What lies now with me as the company has been dysfunctional with no acceptance of orders for 4 months. He has put the cut-off date 4 months before. In this scenario, he is also demanding goodwill. Legal status of a company general manager if the owner fled for debts

Q: Dear Sir, I had a General Manager visa from an FZE company in Hamriyah Free Zone. In 2011, the owner of the company fled the UAE due to financial issues. I was not in the UAE at that time as I used to travel once every 6 months only. When I got the news that the owner fled the country, I did not travel on that visa and let the visa expire. I have not been to the UAE after that. I want to come back to the UAE to start a business but I do not know if have an immigration ban or blacklist since my employer fled the country. Can you please advise if the General Manager has any issues if the owner of an FZE company fled the country due to debts? Thanks in advance.
