A landlord rented out the apartment at a higher price after I moved out. What to do?
Q: Dear Sir/Madam, I have just found proof that my former landlord in Dubai rented out my old apartment at a much higher price to a new tenant the month after I moved out. I also have proof that he was “intending to sell” the apartment in a message. I signed a contract stating that I would move out at the end of the lease, which I did, based on his advice that he is selling the apartment. I received an official legal notice with “sale” as the reason for eviction four months after I signed the contract. I left on the date as per the contract in good faith that he would be selling the apartment. Please let me know if I have a case and can file for compensation.

Some suggest that the new owner needs to serve a new 12-month notice, while others suggest that the validity of the notice served by the previous owner continues. Can I come back to the UAE after a sentence of suspension of punishment and deportation?
Q: My sentence in appeal court shows suspension of punishment and deportation and in the month column, it says 6. In the fine column, it says 30900. I paid a fine of 15900 back in 2018 and got deported. They told me my sentence was a fine and deportation. Can I come back now? I don`t understand my sentence. Q: Dear Sir/Madam, My friend has been a tenant in an apartment for over 20 years and has maintained a clean record. However, he was unable to return to Dubai due to circumstances beyond his control, including lockdown measures, flight cancellations, travel restrictions, and health concerns. Our tenant is trying to delay eviction for sale and her cheques have bounced. How to evict her?
Q: Hi, We have an apartment that we are trying to sell and we also have a tenant living there. Her contract is until the end of May 2023. We sent her an eviction notice through notary public on Dec 2022 and she has 1 year to vacate the apartment. She wants to extend her contract from May to Dec as she is still allowed to stay til December as per notary notice. However, we are trying to stop her extension as she has bounced cheques, and she has been very uncooperative with agents viewing the apartment which is delaying the process of selling the apartment. Is the notice to vacate still valid after the agreement to renew the tenancy?
Q: Hi, My landlord sent me a 12-month notice to evacuate because they wish to sell their apartment. They initially wanted to increase the rent, but I spoke to them and agreed to the increase. We then agreed to renew the tenancy agreement based on the rental increase. However, I still have the notice because the landlord said she was unable to cancel it, as there is no option to cancel on the system. She said that once we renew the contract, the notice will be automatically invalidated. Is this true? I am renewing my contract in accordance with their terms of rent increase, but the landlord has been unable to retract the notice. How does she invalidate or retract the notice? Can a landlord increase rent above RERA limits using DLD valuation?
Q: Dear Sir/Madam, My landlord in Dubai wants to increase my rent by an amount that is double the permitted increase by the RERA index (10%). I have insisted on capping the increase at the RERA index amount (5%). The landlord is threatening to request a Dubai Land Department (DLD) valuation, which he says will override the RERA index amount and likely result in a much higher increase (he says up to 40%).
