Disputing tenant's refusal to accept old landlord's rent increase notice

Q: Hi, We recently bought a villa in Dubai. We are looking for an advocate for legal advice. Even though the old owner gave the tenant a 90-day notice about the new rent, the tenant is not agreeing to the notice because it didn`t come from us. Since the renewal is in October and we bought the property in September, we don`t have 90 days to notify the tenant of the new rent. The tenant agreed to the new rent in an email with the old owner 90 days ago. Can we dispute this?

Q: Dear Sir/Madam, My tenancy contract states that there is a two-month notice period and a two-month rent penalty for early termination. After four months of the contract, the tenant gave me an email notice saying that he was opting for early termination, but then he chose to continue with the contract on the date when he was supposed to vacate. Can I allow him to continue on the condition that the early termination clause will no longer be available to him and that he must complete every yearly contract that he renews going forward, since his words cannot be trusted anymore and his actions have upset my plans and resulted in hardship for me as the landlord?

Unpaid salary and no notice after termination: What are my rights?

Q: Dear Sir/Madam, I resigned from my previous company. They have not yet canceled my visa because I have not yet received my full settlement. However, they gave me a No Objection Certificate (NOC) to work temporarily. My new employer terminated me on the spot after a month and a half, without a notice period. They only sent me a WhatsApp message saying that I was terminated and that I did not need to come to work. After a day, they gave me a termination paper to sign. They also pushed me to sign another paper, but I did not sign it because it was in Arabic. I asked them to give me an English copy, but they said that they did not have time to translate it. I told them that I would take the paper and try to get it translated into English. One of the owners shouted at me and said that he would take it to the fiscal. I told them that according to the labor law, I should receive my pending salary and 14 days` notice period. Is this correct?

Six years of service, no pay for five months: What are my legal options?

Q: Good day, My contract ended yesterday. I have been working with them for six years. I have not taken my annual leave for this year. Am I entitled to get my paid annual leave? In addition, I still have four months of unpaid salary with them. For two of those months, we signed a letter stating that they could not provide a salary due to the company`s situation, which we understood. However, my manager told me that she would give me the salary in cash because I was working during those two months. For the other two months that they did not give us our salary, they asked us to sign photocopied copies of a salary slip just to show that we had already been paid. We signed them because they were only photocopies and they told us that they needed them to settle things with MOHRE/labor. In total, including this month, I am owed five months of salary.

Can I resign during that extended month of probation? Or will I have to pay the visa costs? Can I use that one-month extended probation period as my notice period?
