1. The landlord must give the tenant at least 90 days’ written notice before the contract's renewal date if they intend to increase the rent.
2. The notice can be delivered in writing or through a notarized delivery method, such as registered mail or email, provided it is acknowledged by the tenant.
3. Rent increases are subject to the RERA rental index. Landlords can only increase the rent if the current rent is significantly below the market rate as specified in the RERA calculator.
4. If the tenant agrees to the increase, it becomes part of the renewed contract. If there is a dispute, the tenant can file a complaint with the Rental Dispute Settlement Centre (RDSC).
If the landlord fails to provide the required notice within 90 days, they cannot impose a rent increase for that renewal period, and the lease will automatically renew at the same rate as the previous year.
